    If you only have one house - who cares?

    If you want to move up the ladder that bigger house you want is proportionately more expensive too - so it costs you more to buy it?

    If you are in your final house - well I suppose its of interest to whoever benefits from your will or the council if you need social care.

    Only if you intend to downsize or move to a less nice area is it relevant - and most people don't cos they haven't spent 20-25 years saving to buy a place they really like/want just to leave the place.

    And of course what about your priced out kids and grandkids - don't they matter to you? Or maybe you read the Express?!!
  • I already owned my own home outright by 2000 with excellent 6fig career AND inherited big-ish - 3x house value. I have lost a lot setting up business and failing so it's all horses for courses. Who knows what's around the corner.

    A house appreciating in value is only tangible if you grapple the gain and move to a cheaper area so it's meaningless on your net worth.
