Woke up to find kitchen cupboard in pieces on floor, reasonable time for LL to repair

I woke up at 9am rang LL instantly and they just said they are busy(its a firm of workmen who do things like boiler installs as well as own properties) and they promised to ring me within 10 minutes with a esimated time of repair, as they did not I rang back to be told they are swamped which I am not too bothered about but they told me to wait in all day just in case they are free but it might not be till next week they can come out and fix it(same thing they told me about kichen light that broke that still needs done over a week later)

I would not worry too much but right now my floor is littered with boxes of food and nowhere to put it unless I cram it under kitchen sink and every gap I can find but even then I have all the individual parts of the cupboards on the floor blocking access to my cooker and hob and likely dangerous in that sense.

Also I am not sure what has caused the collapse except came into my kitchen just over a month ago to find floor flooded from neighbours washing machine so it may have damaged the walls.

And property is in Scotland.

    Clear them up.


    Also, can't you just put the cupboard contents on the counter top for now? Or even in a different room?

    Limits on what I can do that way as its a small kitchen and the cupboard shape is quite wide.

    I could leave them in another room but dont want to risk damaging them more, its a shame I chucked out some packing boxes last week as they would of been perfect to store food.

  • Take photos before clearing up...

    If things are not resolved sensibly and after an attempted exchange of letters (yes, WRITE!..- keep copy) then involve PRHP. You obviously know about PRHP as landlord was legally required to inform you of them & their role...

    1) Liability. I've never heard of a finding "kitchen cupboard in pieces on floor" . Seems strange so I wonder about cause and hence liability. Yes, could be related to the flood, but......

    Having said that, the LL does not seem to be questioning that at present, so the issue is:

    2) Timing. It's clearly not urgent, like heating or a flood or leaking roof
    The reaction sems out of all proportion to the problem. It's a CUPBOARD! Go to the supermarket, get a box, put food in box, put box under bed, in bath, wherever.

    As always the reasonablness test is what would be done in a private situation.

    I would have thought it would take me at least a week to organise and fit a replacement cupboard.

    Sadly due to government policy on the housing market many may never live in the world of Home Ownership.
  • "Wait in all day just in case they are free" and you didn't tell them (politely, but through gritted teeth) that you required an appointment time or at least date when they DEFINITELY would be coming!!!!

    I would have interpreted that comment as "They are most unlikely to come today and certainly don't care that I Have A Life To Lead" and responded with a comment about needing certainty at the very least about exactly which date they would be coming and then put a date in my diary as to "THAT is the date they are coming and that is definite".

    They wouldn't have been allowed to just book my time on a "just in case they can manage it" basis and that's with me being a home-owner (ie I would be the one getting the benefit of the work done iyswim).

    Surely as owners of the property they have a spare key, thus negating the need for you to wait in all day? As long as you have given your permission for them to enter the property they can come in and do the work.

    I saw a case on People's Court with a cabinet falling off a wall. The tenant had a lot of surplus food and it didn't end well for her.
