    What a nightmare, I really feel for you. Reading through I was in complete agreement with others who said put the house back on the market (though I was going to say to tell them they can still have it if they get their act together before another buyer).

    However seeing your later posts about dates - you can ask them to complete sooner, however if it really is the case that they cannot get their funds from the bank there will be little they can do about that. Even though they are totally out of order causing these delays and it is all their flat for not getting organised properly.

    We sometimes forget that once we move all the problems and nightmares we have suffered during the process fade very soon. It will be awkward and inconvenient to move at Christmas, but the important thing is to exchange (at the correct price!) so that you know it is going to happen for sure, and when. In fact, it is useful to have a gap in between as it gives you plenty of time for organising things and packing, which you will certainly need as once baby arrives you will be concerned with him or her as the priority. Once you've exchanged contracts there little to worry about - its very unusual for anything to go wrong in between, so you will be able to relax a little and enjoy those precious few days or weeks with your little one!   • if they are ready and willing to exchange, find a completion date that suits and be accommodating. At this point you're mad not to. Don't go back to square 1. What on earth does that achieve? Eventually, this will be over and you can get on with your life. Get the exchange done and you're all wrapped up.

    Now that you have accepted their deposit you are committed and there is little you can do to expedite. For whatever reason they can and most likely will drag it out for as long as they want to.

  • one thing to remember is they will not exchange unless they absolutely know when they have the completion money available. Their solicitor wont let them (we were in the same situation). It is a massive problem if you cannot complete on contract date.

    The risk is they drag feet on getting the rest of the money & not completing when agreed. I would be speaking with my solicitor about putting some kind of fines in place if they mess around further. And make sure that money is also held with the deposit. Nothing motivates so much as money.

    Is that true? It doesn't sound like they exchanged contracts.

    Uh, I hadn't even thought of that possibility....aaaargh.

    Still no exchange yet. I'm finding it hard to believe that their bank needs a month to access funds. Even investment banks seem to offer funds within a 5-day period, it's all VERY fishy....:mad:

    You're right, I don't think there is any obligation until contracts are exchanged.

    I'd bite the bullet and exchange even on 4 weeks notice if that's the best of what they can do. However if they do play that game they can absolutely whistle for getting any early access (e.g. to get quotes or measure up for redecorating). I'd possibly be very tempted to do a few other things in the next 4 weeks as well but that would be rather juvenile!
