They're going to gazunder you. They're waiting until you absolutely can't stand it any more and just want to sell the bloody house, then they'll drop their offer. There's no point threatening to pull out - just go back and talk to the other people who were interested and/or get the house back on the market.0

Sounds like their playing games and I would be getting pretty suspicious if I were you.
You had other people interested in your house so it's not as if these are the only buyers you're going to get, you've had to drop the price for them when you had other people offering the full asking price and yet they still can't get their act together - I'd pull out and put it back on the market, or at least threaten to if they can't exchange within a period that suits you.0 -
Tell them due to their delays the house is being revalued & that will be the exhange asking price. If they get shirty just say ok, exchange now at the agreed price with fixed completion date of xyz. I wouldn't personally be moving until after the new year. but get it written in contract.I don't respond to stupid so that's why I am ignoring you.

Are they now ready and able to exchange at the agreed price?
If so, exchange with completion delayed until after New Year?
This gives ample time for them to access their funds and for you to remain in your own home over the holiday period?0 -
Unless you want to remarket now you should agree a completion date and exchange. Once you've exchanged you'll feel better knowing that your new house will definitely be yours and you can plan your move. Hopefully your vendor will allow you access to your new property so that in the next few weeks you can get quotes for work so that you can hit the ground running after completion.
To me it sounds like they never wanted to complete before the end of December and all of this was a delaying tactic. You could try to extend the completion date until after Christmas so that you enjoy your baby's first Christmas in comfortable surroundings, however if they refuse then you need to decide whether to agree to their date or pull out. However if they don't exchange this week once you agree a completion date I would start remarketing anyway.
You have my sympathy as I moved into my new home earlier this year with a 7 day old. We should have moved a few weeks before but the vendor starting playing silly bu**ers which really stressed me out. I almost threatened to pull out and then it looked like the vendor might as they had forgotten they had an early repayment charge. I quickly exchanged even though I was unhappy about the completion date and months later it doesn't even matter as we enjoy our new home. Good luck.Don't listen to me, I'm no expert!0 -
:T They finally got the full deposit amount to their solicitor this afternoon and exchanged just before 5pm.
What a ruddy nightmare this has been from start to finish. We've had to agree to their ridiculously delayed completion date but at least refused the date they first suggested (us moving in during the Christmas school holidays when we'll have no childcare, 2 days before Christmas Day when we'll have a new baby....AS IF).
We only managed to move it forwards a few days and still have to wait a month to get in but I guess at least it's done now.
Seriously contemplating leaving prawns under the floorboards though....Shame I'm too nice to actually do that, they certainly deserve it after putting a heavily pregnant woman and her children through weeks of sheer hell and stress just because they are selfish heartless B***ards.
Let's hope it catches up with them at some point. What goes around comes around eh?
