Unable to sell house- getting desperate - please help

    I just pity anyone that has to live in that area if this is the thing they're up against.

    £675k for that place?

    F**K me - I could by a mansion with acres of land for that sort of money around here. And still have enough for a few nice motors.

    I think there's a few problems here, some fixable, others less so.

    The first problem, as others have said, is the price. It's a huge amount of money for a semi, especially one which is not particularly big. Therefore, to persuade someone to spend over half a million on it you really have to present it well and have decent photographs, neither of which is happening here. To be honest, from the external photograph, I wouldn't even bother looking at it. It's just not showing any kerb appeal. From that picture it looks like it would be lucky to fetch £250k.

    From the internal pictures, the house really lacks soul. There's no character or colour. You need some big contemporary pictures (ideally abstract cavasses, that sort of thing), some co-ordinating decorative items, a couple of tall umbrella plants, a big rug, and probably a bigger dining table. If you want someone to spend that much, you have to sell them the lifestyle, which just isn't happening.

    The garden also needs some serious work. If I was buying at that price, I'd expect an immaculate garden, well laid out with a combination of trees, shrubs and flowers.
  • As a person looking for family homes right now, I'll give you my impressions:

    *Needs some floral baskets or trees or something green out front.
    *Some pictures or artwork in the sitting room and dining room. Looks lonely and not homely.
    *The light fixture in the lounge would put me off too. The house is expensive and very modern and the chandelier is very old fashioned.
    *Some colour in the kitchen. Too white and too unwelcoming.
    *A seating area and flowers in the garden.
    *A different picture of the dining room. A very bad photo of it.
    *Brochure One- Study IMHO should be listed as study/self contained annexe
    *Pictures of bedrooms and bathrooms are needed. I wouldn't even short list this house because it automatically makes me think there is something wrong with them.

    I am not trying to offend and if I did, I am sorry. I don't actually think the house is too badly priced for the area.

    Aside from the price which others have given you advice on. I would add colour to your lounge walls - just a very light shade of brown as there isn't any contrast with your carpet and again in the kitchen - as the walls are too similar to your kitchen cupboards - I love the tiles in the kitchen though - they're really nice! Definitely plants in the garden - add a few hanging baskets to your fence - this is what our buyers commented on - they asked whether we were going to leave the plants as they loved them!

    The dining rooms needs a feature largish picture and maybe a chrome (not gold - gold is a big no no!) chandelier type light, and perhaps a light shade painted on the walls - again to contrast with the floor. Get the estate agents to take a picture from a different angle - more towards the dining table corner so it doesn't look so long and thin.

    Also insist on the master bedroom being in the pictures - if the EA doesn't like it, hard luck, you are the customer!

    One of my best tricks also is burning Glade vanilla candles - my buyer loved it!!!!!

    Here's my first impressions after two beers.
    Inside looks very smart and I wouldn't bother changing anything.
    Lack of photos of bedrooms and bathrooms.
    One room looks very long and thin.
    I've just looked at Brochure one and the back of the house is a bit of an "extension mess". Different colour bricks for 1/3rd of the top floor, different colour/age roof tiles. Looking more closely I can see the same colour difference at the front now.
    What's on the rood of the ground floor annexe?

    I guess it hasn't sold because it's too expensive. Forget for a moment what you need and go and research what similar properties have sold for.

    I personally would want to be able to access the study and its bathroom from the main house!

    Why is it self-contained? Was it originally supposed to be a separate granny annexe but fell foul of planning regs?

    I also think the house looks quite ugly, especially from the back. Not a lot you can do about that I suppose, except put a few hanging baskets up and some flowerrs and garden furniture in the garden.

    IMHO the house is WAY overpriced, but then I don't know prices in that area.

    I don't know why a lot of you are making such a fuss about the price of the OP property, when I'd have thought it was common knowledge amongst most of us that london prices are in a world of their own compared to the rest of the U.K.

    My friend lives in London and two days ago she sent me details of her sisters TWO bedroom, ONE bathroom, house in Theydon Bois. It has just gone on the market and been sold for.................£500k!! :eek: :eek:
