Unable to sell house- getting desperate - please help

    yeah, I'd get down B&Q & buy some bedding plants for the garden, maybe a few roses too.

    Can you get a rug or something down to break up the wide expanse of the living room?

    Okay, I'm really sorry :o I think the decor is lovely - I could move in straight away. I like the design of your kitchen very much and the flooring.

    But, the very strong reason I would not buy your house is the downstairs layout. I get the overwhelming impression of a smaller house that has been quite heavily extended and it doesn't flow very well. Upstairs looks fine, though your master b'room is skinny but workable I guess and you can feel the benefits of the work, but you appear to have a warren of small rooms downstairs and the hallway is fairly useless when you have a nearly open plan room next to it. The dining room is way too narrow for me to want to spend £675,000. The other sitting room is an average size for a smaller house and the kitchen kind of seems in the wrong place now because I'm not really sure which room I'd want to sit in. I'd rather have a big sitting room than a study and a downstairs shower room. It could be fixed with a budget and a sledgehammer but what a shame to ruin such a nice kitchen. :(

    I don't know how you get around it. What has your feedback been?

    You could improve the furniture layout by having a play around with it, move it away from the walls perhaps or just see if you can get a more cohesive look, it does look a little like no-one lives there.

    Its very tidy as we just tidied it up for the photos -day to day there is more baby toys and more lived in stuff everywhere

    We have to sell for that price as we need to buy two properties (one for us and one for mothe rin law)

    Not one estate agent wanted to take photos of the bedrooms which I thought was strange :rolleyes:

    Ooh about 30 viewings. Comments from too big, too strange, too magnolia, too spooky?!?

    We do have a rug in the loft - will get that out for the lounge :)

    Sorry, but yours is one of two four-bed semis at that price. For an extra £15k one could get a detached four-bed with what looks like a larger garden and four, rather than two, reception rooms nearby :confused: (not sure of precise location to you).

    If you search on Rightmove for four bed houses in AL1, priced at between £650k & £700k you'll see what you're up against.

    It rather looks overpriced, to me - sorry :(

    Perhaps I am missing something, but just had a look and couldnt see anything in that road that has sold at anywhere near that price? Do you catualy know what other houses have sold for in your road?

    IMO the house looks nice though and well presented, but dont know the area so its difficult to compare.

    One more thing - I think that 3 agents makes you look desperate to potential buyers and also makes it clear to them that you have not been able to sell so are trying anything, plus I wonder how hard those agents will try when they know that any of the others could sell it and they will get nothing back for their work.................

    If I see a house on with several agents I assume the seller is desparate, and/or something wrong with the house. The one such house we viewed confirmed this belief.

    There is a difference between needing to sell at a certain price, and the house actually being worth that price.

    Having said that, it is a lovely house. But at that price there are only so many buyers, and they are probably very picky.
    Been away for a while.

    In other words, for the price, it is not "wow-ing" the viewers :o Four bedrooms would suggest occupation by possibly five or more people - so perhaps "only two" reception rooms is the disappointment? :confused:

    I note that two of the agents appear to be "prestigious" countrywide agents (e.g. Hamptons). Are there more local agents who perhaps have a wider client base or to whom buyers tend to go to, instead?:confused:

    If you feel it will benefit having a picture of the bedrooms just ask them to take a picture - you are paying them, remember?

    Having said that, some times it is better not to have photos of every room in the house.

    Nice enough house, but considering you can get 3 houses (4 bed, 2 ensuites, 2 reception rooms, detached, etc, etc - just bought one) an hour west of London for the same price I would not considering buying a house for that price - but thats me.
