I am sorry Evergreen but in expressing the opinion you did, you left yourself wide open to receiving other people's opinion. That's not harrassment, thats how a forum works. Some would describe your opinion as rather unpleasant and wrong. Some would agree. But its always going to be contentious.
And to be honest, you have hijacked this thread for long enough, don't you think?
If you think you have been harrassed in a PREVIOUS thread, contact the mods. They are the only ones that can decide whether or not to take action about it. This thread is not the place to discuss this issue. This thread was started by someone else about another subject, its not about whether you were harrassed or not in another thread.0 -

My original aim was to stop the "hijacking" of this thread by those "grammar and spelling authority" of the forum.

To try to get this whole shambles of a thread back to finally I shall update those interested
Thank you to the people who found the time to make replys (on the actual subject) as for the others I think you are in the wrong place, how rude you start squabbling in a serious post!
Anyway back on track , the wife and I have decided to put it to bed and accept the offer , mainly we agree we don't think we would get far to chase this any further due to Survey,
We don't feel we have lost any money , in fact when the house has been fully restored to its former glory we would probably have made some should we ever sell, but the point is we brought the house as we love the place and can see us bringing 2 very young children up here, so we are not going to dwell on it any longer,
We were more angry with the estate agent and their fox like ways, and I really do belive there should be more restrictions on them but that's another matter,
As for this horse the race is over, we shall enjoy the money by putting it into one of the many upgrades we are doing with the property,

If I were you I'd be annoyed as well.
But the fact is, the EA is just the salesman. That's why you have a survey done. Your survey highlighted the problem and you ignored it.
But anyway, you have the house you wanted, for presumably a price you were happy with. Put it down to experience and move on. I don't see how the EA was at fault here.0 -
Many thanks for the update.., while you have a point about the role of the estate agents for sure, given the circumstances I think you have made the right decision.
Let us know how the revamp goes.., are you going to get the attic room to comply with building regs or will it take too much work?0 -

Thanks for the serious helpful replies , as for the others I guess you just have to much time on your hands,
To address the issue , there are no building regs at all for the loft conversion , not just the stairs,
Estate agent that came after we brought it instantly questioned the loft being a room, so other agent really should of done also, as we did,
Estate agents are complete dogs, company removed the particulars from the website as soon as we made complaint, so that it doesn't even have a history listing (covering their tracks?)
What they done used to be a criminal offence, a lot here do not realise what snakes EA are! We found them all sneaky whilst looking for a property, And now we have issues , we also find the ombudsman is not much use at implementing his rules, as when the rules are clearly broken they are given such small punishments it is still viable for them to continue on.
Well house was valued £5000 less then we paid so we feel that amount would be a fair compromise. When you like a house very much the emotion involved can cloud your judgement , estate agents know this full well, they should not be allowed to prey on people in this fashion ,
We have decided to reject their pittance of an offer and if they don't get advised to pay more after full investigation then we shall see what trading standards have to say.
Frankly, you AND your solicitor are at fault for not picking up the fact that the conversion had not been signed off building regs, especially after the fact that it was flagged up by the surveyor. Your solicitor could have pressed the vendors to take out an insurance but failed to do so. The survey was addressed to you, so you should have picked up on this point.
If you really want to chase the estate agent, then you could approach your local Trading Standards Office - if you still have the printed details originally advertising the house.0 -

The thing is, the agent won't have made a huge amount from the mis-description, the seller will have gained. The agent might have made 3% of the difference, which you say is £5k, therefore £150. You've been offered £500, so they are out of pocket on their "deception" but the seller has done well from it.0
