I am sensitive because I was exposed to sort of harassment in this forum. Have to admit that the majority of members are really great and helpful. Because I am a genuine buyer and house chaser, I still come to the forum seeking experience indirectly. I have been reluctant to start my own thread for help. Obviously, some of you gang together for picking and harassment (this is far from fun). Trolls, if you suspect ..if they exist, should be referred to moderators to deal with. The "gang together" is apparent in this thread regardless of the intention of op.0

Maybe there's a simpler interpretation, like most of us just agree on the key points?
People present here give very sound and helpful advice, day in, day out, often to people in dire circumstances. This is not one of those threads, so an element of levity has crept in. Without the odd joke or two this would be a tedious place to inhabit. Maybe you would prefer that?
FWIW, I think if the OP wants to pursue the matter, they might be better questioning the actions of their solicitor, who should have protected them against their own poor judgement. However, we do not know exactly what advice was given, or what checks were made.0 -

This sentence doesn't help your case. In the same way, I guess the EA could say that the thought of his commission clouded his judgement.

No, you can not always blame the interpretation. There is a fine line between fun, jokes etc and the harassment. Was it only fun and jokes when I was harassed here? and before you said it, I already admitted that the majority of members are very helpful and decent.0 -
I can only give my opinion as I don't know the legislation. However I would expect that the EA will only compensate you for a few hundred rather than a few thousand. This is because their misinformation meant that you spent money on a survey and searches that perhaps you wouldn't have if it has been advertised as a 3 bed with loft room. However your investigations should have highlighted the true situation leaving you to decide whether to continue with the purchase at that price, or not. Therefore the responsibility moves away from the EA to your solicitor regarding any loss you've incurred over the property's value.Don't listen to me, I'm no expert!0

We were told by a (horribly expensive) solicitor that the seller is liable for errors in estate agent's blurbs - the explanation given was that the vendor signs off the details.0

Well house was valued £5000 less then we paid so we feel that amount would be a fair compromise. When you like a house very much the emotion involved can cloud your judgement , estate agents know this full well, they should not be allowed to prey on people in this fashion ,
We have decided to reject their pittance of an offer and if they don't get advised to pay more after full investigation then we shall see what trading standards have to say.
£5000 is not a compromise. You are asking them to pay your perceived loss.
I think you should take the money and run. I don't think you'll win anymore in court. I doubt Trading Standards will have anything to say if the Ombudsman has been involved.
Drop the emotion, and chalk it up to experience. You'll end up hating a house you loved enough to buy.0 -

Thanks for the serious helpful replies , as for the others I guess you just have to much time on your hands,
To address the issue , there are no building regs at all for the loft conversion , not just the stairs,
Estate agent that came after we brought it instantly questioned the loft being a room, so other agent really should of done also, as we did,
Estate agents are complete dogs, company removed the particulars from the website as soon as we made complaint, so that it doesn't even have a history listing (covering their tracks?)
What they done used to be a criminal offence, a lot here do not realise what snakes EA are! We found them all sneaky whilst looking for a property, And now we have issues , we also find the ombudsman is not much use at implementing his rules, as when the rules are clearly broken they are given such small punishments it is still viable for them to continue on.

Best to keep matters in perspective. People have responsibility for their own actions not just accuse others of wrong doing.
