    This sentence does not make sense! If "he escapes" (whoever "he" is) or not, if there is something else wrong with the house, it will still be wrong.

    What worries me most about KOUL'S post is that the normally-sane DRP "thanked" him for it.... I must me missing some legal detail or other, or maybe G_M has lent out his mushroom-tasting kit again.

    Thanks for the serious helpful replies , as for the others I guess you just have to much time on your hands,

    To address the issue , there are no building regs at all for the loft conversion , not just the stairs,

    Estate agent that came after we brought it instantly questioned the loft being a room, so other agent really should of done also, as we did,

    Estate agents are complete dogs, company removed the particulars from the website as soon as we made complaint, so that it doesn't even have a history listing (covering their tracks?)

    What they done used to be a criminal offence, a lot here do not realise what snakes EA are! We found them all sneaky whilst looking for a property, And now we have issues , we also find the ombudsman is not much use at implementing his rules, as when the rules are clearly broken they are given such small punishments it is still viable for them to continue on.

    Well house was valued £5000 less then we paid so we feel that amount would be a fair compromise. When you like a house very much the emotion involved can cloud your judgement , estate agents know this full well, they should not be allowed to prey on people in this fashion ,
    We have decided to reject their pittance of an offer and if they don't get advised to pay more after full investigation then we shall see what trading standards have to say.

    Seriously good luck to you. I am certain you will get no better offer, but well done for trying.

    As an aside I have never been so in love with a house, that I have made silly decisions and not bothered to read all the bumf that came with. Even down to the placement of gas/electric meter, which in the scheme of multiple thousands of pounds, matters little. Let alone a survey that told me something so important.

    >> But this is why you pay a lot of money for survey and solicitor. Your survey actually advised that you look into this, but you chose not to. As for your solicitor - did you discuss this at all with them? Have you discussed it with them since?

    >> Maybe they did, but figured they'd chance their luck and attract the people wanting a 4-bed house. After all someone might want to finalise the conversion ... or someone might buy it without caring because they're happy-go-lucky and just want a bigger house. EA usually have watertight disclaimers on their property details. Or maybe the vendor told them the conversion was signed off on, and how would they know it wasn't?

I can see why you're angry, the EA and vendors must have been laughing all the way to the bank, but ultimately you probably are more angry at yourself. I guess the vendors were better negotiators (and I am not being smug, as I am the world's worst negotiator, I seem to pay over the odds for everything I buy from house to car to fruit from the market - but the reality is with that survey in hand, you were in a very strong position to known down the purchase price)

    Check out google cache. It might have a copy of it.
