            And if your current tenants were offered another tenancy somewhere else for less money would you have been happy for them to leave early & break the tenancy agreement - when you didn;t have replacement tenants ready?0

            So because some random family can offer you more money, you're willing to put pressure on your perfectly good, rent paying tenants to leave before their tenancy agreement comes to an end?
 I might be a bit naive here but that sounds pretty harsh.0

 Have you read all the links that have been posted up here?
 Your two tenants have the right to stay until the end of the fixed term. They have the right to stay until a court orders them to leave and the baillifs are knocking on the door.
 You need to join a LL association urgently because if you get the S21 notice wrong, it could take you several goes to even get to court.
 You have protected the deposit properly? Given the prescribed information within the required timescale? Got an up to date gas certificate? That assumes Angland and Wales.
 And you understand that if you do anything to encourage your tenants to leave that might be construed as harassment, you could be in trouble?If you've have not made a mistake, you've made nothing0

            OK all you experienced guys... I didn't say I will throw out two present tenants from the house, neither I would, neither I can. I said, they are less cost-effective solution for me than five-member family would be, and I asked for advice what would some of you do in this situation.
 Two tenants have left the house a month ago, and the rent is now too high for the remaining two.
 However, I talked with family this afternoon and they said they are ready to stay in a hotel for two months and I will cover some of the costs. They like the area and the house, that's why they will agree to compromise.
 I haven't read all the documents that you all recommended. I'm landlord for a year (don't ask me how I became), and these four tenants were my first tenants. Definitely, I think about selling this house at some point, or maybe long-term renting.0

 I am not experienced; I have never been a LL although I was a tenant for a long while. But I have learned from the folk on here.
 You plan for the family is challenging.
 There is NOTHING that means that the current tenants have to move out at the end of the fixed term. NOTHING. It could easily take 4-6 months after the fixed term has ended.
 Have you issued a S21 yet? Because without that you cannot even start legal action to remove them if they do not move out.
 And you need to answer the other questions as if you have those wrong, the S21 could be invalid.If you've have not made a mistake, you've made nothing0

 You're willing to cover some of their hotel costs for an entire family for two months? I'm beginning to think there has to be some reason you are so very eager for this particular family to move in. It's hardly cost effective for you.0

 They will leave after three months, we had a deal and everything is clear with that.
 Here is what I've done this morning, I offered them to stay in my house last month. I will pay them all transportation costs because in that case they will be farther from their work location. They'll think and will call me tomorrow.0
