I feel that what you are trying to do is the same as a bank who owns your house (ie you have a mortgage) deciding they want all the money now.
I have been a landlord and a tenant and ethically I struggle with this situation.Never again will the wolf get so close to my door :eek:0 -
You need to explain fully the current tenants' tenancy:
* Fixed term? Start Date? End date or length of period?
* is there a 'Break Clause' in the tenancy@
* Is their tenancy for the whole property?
* Do you live there as well, or do they have 'exclusive occupation'?
* or is their tenancy Periodic (monthly)?
But (unless your answers above show something relevant) basically if you want to end a tenancy early, the only way is with the tenant's consent/agreemnt. To get this, you could offer them cash.
Remember, even when their fixed term tenancy ends, they do not have to move out. If they don't, there is a legal process you must follow (which can take several months).

Tenancy is not for the whole property, I had two more tenants who left a month ago. I will probably offer them cash and count on their good will...0

It's not my family, and they will not stay for two months and go, they will come in two months, and they have plans to stay for one year.
The family is more cost-effective option for me in that measure that I'm considering to pay sitting tenants to leave and help them in finding new home. The problem is, if we don't break the agreement, they can chase me in some ways...
Do you mean "they" as in this new family you have promised to help? What connection do you have with them? Do you have some kind of moral or legal responsibility to house them?
If I was one of your tenants and you wanted me to leave early, around the Christmas/New Year period, you'd have to pay me a pretty big cash incentive.0 -
Why can't you wait until the current occupants tenancy expires and then look for new tenants? They might not even want to leave at the end of their fixed period. I don't quite understand why you are so keen for this family to move in, have they offered you more money?0
