    I've pretty much decided that it will be North of the city I shall be concentrating my search on. I've just got to find a job now!

    Glad you have been getting some other good few viewpoints, although I certainly don't agree with many of the comments about South Leeds being a bad area, nor the remarks about Wakefield and Castleford. Wakefield in particular is having a lot of regeneration at the moment. I'm really looking forward to living this side of Leeds.

    Having said that, I really do like North Leeds and I think you will find plenty of lovely areas that will suit you nicely. We would have moved that side to be closer to the Dales but my partner works in Oulton so commuting right through the centre ever day didn't appeal!

    I'd just be mindful of the transport situation of your family and get somewhere with decent public transport links to the centre, that way they can at least get a bus to central leeds and then another out your way whilst they continue to live in Middleton.

    Also, since you work in communications - there's a rather large office of a branson telecoms company in Bradford....

    I know I only went to Oulton twice in July, once to the spa and the next to the Toby carvery after the grad ceremony. it looked nice enough to me. It's not completely off the wishlist.

    DS and DiL to be want to buy something themselves after the wedding. Maybe they would think about getting something on the north side too esp as they will both soon be working at the uni.

    I think DS had to get 2 buses to the uni from Stourton Grange, so maybe that side would be better for them too. The lease comes up on the house they are renting at the moment - in Feb. By then, I will have a much better idea where I will be, if not in the process of buying/selling.

    When I was down my garden at the weekend, I chatted to the neighbour whose back garden backs on to some of my side fence. He is a builder and has put on a mahoosive extension on his own house. When I said I was thinking of moving, he said could he have first refusal on it for his son. this house could easily have a 2 storey side extension and a double garage and still have a huge garden.

    he said his son was going round to his last sunday and they would pop round and have a look. They didn't come round. I didn't see the son there and not seen the neighbour since. i'll see what happens this weekend. If not, I'll put it on the market anyway.

    OP I live at the top of Headingly by the ring road now its very quiet (apart from the planes to and from the airport) but traffic is a nightmare trying to get to south leeds or the centre during rush hour is a pain.

    I'd suggest spreading your search out a bit from the city area. Lots of places within an easy rail commute to central Leeds and decent properties within your range. A new railway station will open next year in Apperley Bridge which is Bradford but closer to Yeadon/Guiseley. Will take about 10 minutes to the city centre by rail.

    Back to your snow question. We do generally get more snow than down south, but it is very hit and miss. Last year I don't think we had anything much, the year before we had some, about 3/4 years ago we got it bad.

    The higher you are (altitude not latitude) the worse the snow is, so generally the hills to the NW of Leeds heading towards the Dales/Pennines do get more snow than SE Leeds, and as I drive along the A65 towards Leeds the snow becomes noticably less by the time I reach Horsforth.

    The council aren't bad at gritting main roads, but side roads and pavements can be bad and as a result the main roads can get very busy as the rat-runs aren't clear. The buses and trains do tend to keep running reasonably well, although not to timetable in bad weather.

    I am greatful to be able to work from home, living where I do, but it's more so that I am close for when/if daughters school closes, than because I can't get into the office.
