A single friend lives in the victorian/1920s houses near the spire in chapel allerton which has a nice vibe, lots of activities, restaurants etc. If i had £200k to spend I would start there- you really do need to look road by road as there are some hidden gems of quiet roads. Have a drive around- I still find roads I didnt know existed from time to time. It is very near Leeds met campuses (between the 2).

Out of interest, what do you see as the problem with Rothwell/Oulton?
Snobbery, plain and simple, People of North Leeds think they are better than South Leeds.
Culturally, they are quite different people, if getting ignored by fake snobs is your thing, go North Leeds.
Rothwell, Oulton and Woodlesford was its own Town and still is to some extent, it has its own old world style street, A Morrisons supermarket the Town dates back to one of the oldest traceable settlements in history.
The Town is surrounded on all sides by countryside with some very nice scenic walks, thousands of acres of bird sanctuary to two sides, scenic canal walks in Woodlesford .
£200 k buys a very nice semi/ detached house in Rothwell, it buys a terraced house in North Leeds.
As For Castleford and Wakefield Creeping, what a silly comment, are they invading the border ?
The better point is your kids will be able to walk for dinner as there is a shortcut footbridge over the motorway, Belle Isle is 15 Minutes walk away.
One thing to be aware of is the people are very friendly, almost scarily so, they will stop and chat to anyone, freaks out some people that people can be old school friendly, it is known locally as "happy valley ";).I do Contracts, all day every day.0 -

Have you looked at the election history and the votes for right wing parties in South leeds as opposed to other parts of Leeds. They may not have been elected but these parties have had a stronger presence and voting numbers in parts of South leeds (including Morley, Rothwell etc) than the rest of Leeds. Morley was historically the strongest area of support.
The BNP historically stood for seats in these areas in elections- they didn't in other parts of Leeds or most of the country.
I used the word hot spots and parts intentionally. It is not the whole area. Morley and Rothwell was named as a BNP hot spot when the data was leaked in 2009. In 2012 the number of candidates in the local elections were much reduced however the English Democrats stood in Rothwell- again they didnt in most parts of the country.June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

I've only read about half the post, but I live in South Leeds (not far from the football stadium), and although it's not the best area in the world, it's very up and coming, so if you are looking for investment value, it could be worthwhile considering. There is a new park and ride in to the town centre too.
Where I am is very close to the motorway too, and I'm from Warrington originally, so I can confirm it's pretty much exactly an hour door to door from my home in Leeds to my family (in St Helens) and friends (in Birchwood area of Warrington.
As for the Saxton recommendations - it is a lovely complex - but when we went to view there the whole place seemed a little filmsy, and if I remember rightly, you were quite restricted on internet suppliers etc, which could get costly. This may have changed now though as we looked 3+ years ago.
Feel free to PM on any specific questions! I've been a bit vague as I don't really want people knowing where I live!0 -

As I say, I don't know the area at all well yet. I sat in DS/DiL's garden in the summer and all I could hear was the hum of the road. Not sure if it was the M1, could have been the M621 from memory? DiL's parents live just up the road in Belle Isle itself and is used to the noise I guess.
I'm not sure where the stadium is as I'm not a footie fan. I had to giggle at DiL on the spa day, The Turkish team were staying there for a month and shared the spa facilities with us. Spirit - if you want to get an idea of the 'flavour' of an area google coal mine. Eg lots in the Rothwell/Oulton area, nada in Yeadon. South Leeds is in the West Yorkshire coalfield..................

If road noise is an issue then possibly best to avoid areas around Churwell, Morley (Western side), Gildersome, Drighlington, etc. Due to the M62, M621, and some busy A roads heading towards Bradford and Wakefield.
Like you said though, the road noise is something you get used to. And if you have a car then having the motorways so close is really handy for commuting.0
