En Suite or Parking?

In a 2 bed flat parking would be all I would be interested in.

We are in a 3 bed house and have 3 bathrooms (1 downstairs loo, 1 main bathroom and 1 ensuite)

We viewed a 4 bed house and it only had 1 bathroom and we do think we would struggle as we have 2 kids too. 2 toddlers and they are in and out of the downstairs loo every 15 mins so I hate the thought of having to go up and downstairs every 15 mins to the only bathroom.

Young children learn very quickly not to go to the loo every 15 minutes if they have to traipse upstairs all the time to go to it.

I only have one bathroom and it does me. Admittedly, would be nice to have a downstairs toilet, but would prefer parking.

I would not buy a property I was planning to live in long term unless it had both unless I had no alternative (eg it was all I could afford because it was in a good school catchment area), however I think parking is more important than an ensuite.
  • Hi All,

It appears to me that there is a majority vote on parking! This helps clarify my thoughts! It is a 2 bed flat.

    Thank you so much!

Personally i think en suites in general are a pointless gimmick

Oh... you wouldn't be too impressed then that we have two en-suites (his and hers) in our master bedroom. :D

For the OP, as others have said, personally I'd scrimp and save to get both but if I could only have one it would always be parking. As the nights gets darker, colder and wetter, who wants to be searching round for a parking space and then having to trek any distance to their front door.

PArking would be more useful for most people (and so probably better for re-sell). But it is individual taste and entirely different things functionally, therefore a bit of a weird question akin to do you like red or sausages?

Further, both parking and en-suite could potentially be added afterwards (depends on the property obviously).

I will never buy again without parking. Worst mistake of my life. I was once stranded in my village at midnight with no parking anywhere to be found. Never again.

That is what I dream of and then my house would be perfect, but I will never be able to have it unless I win the lottery.
