Parking for me too, my pet hate is not being able to park near my home. And it's a good selling point too!!!0

Is the flat with ensuite actually bigger than the flat without, or has the ensuite been created at the expense of more usable space in a bedroom?
Also depends on what the exact arrangement with parking is. Some flats have shared parking with a permit system which can mean owners getting 'fined' for not displaying a permit (and if the permit is tied to a car registration, your visitors won't be able to use your space even if you don't have a car).
You can check on parkopedia or parkonmydrive (and others to see how much parking is actually worth in the locality.A kind word lasts a minute, a skelped erse is sair for a day.0 -
Both are essential to me although we could manage without the en-suite now the children are all gone but it's nice to know it's not far to dash in the night. It would drive me demented having to look for parking every time I came home.0

Personally i think en suites in general are a pointless gimmick, but i suppose it could be justified in a four bed detached. Maybe.
In a flat? Don't think so.

I would have to say parking, i wouldn't buy or rent a place without it, an en suite would just be a bonus.
Do you drive? If so i'd say get a flat with parking, if you don't drive it's probably not worth the 7k extra just for future selling, but thats just my opinion, location and need for a parking space are big factors.0 -

I'm completely of the opposite opinion. I live in a 2 bed flat with (currently at least) just my wife. Even with just the 2 of us the en-suite is great to have. She can take as long as she likes to get ready in the morning and I don't have to wait. Also great when we have guests to stay as they get their own bathroom.
That said, I'm not sure I'd sacrifice parking to have it.Let's settle this like gentlemen: armed with heavy sticks

If I had to choose, would be parking.however in a flat with two people not sure how much I would use an ensuite, or how much difference would make if didn't have one. In a larger house, with more people I wouldn't buy without one.0
