En Suite or Parking?

    I'd say parking unless there's going to be more than 4 of you living in a flat. If you have or plan to have kids, you will be glad of always having an available adjacent parking space. We don't have one, and we have two young kids, so it's a right pain not having guaranteed parking outside.

    I'd go for parking over an en suite.

    Until I moved house earlier this year I've only owned properties which didn't have their own parking, and while in each case I was living on a quiet street where it was always possible to find a space, is was inconvenient at times and did seem to cause problems as some people were very territorial about the bit of road in front of their house. When I moved, parking was on my 'must have' list.

    I think the only situation where en-suite *might* trump parking would be if you were expecting to sell / rent the flat as a flat share to 2 (or more) individuals, rather than to a couple or family, AND the flat is close to good public transport links - if there's a liklihood that occupants won't have/need a car then the en-suite *might* be more attractive.

    As above, different in a 4 bed house, but a flat... with all those other residents (presumably!)... parking for sure!

    In a 2 bed flat parking would be all I would be interested in.

    We are in a 3 bed house and have 3 bathrooms (1 downstairs loo, 1 main bathroom and 1 ensuite)

    We viewed a 4 bed house and it only had 1 bathroom and we do think we would struggle as we have 2 kids too. 2 toddlers and they are in and out of the downstairs loo every 15 mins so I hate the thought of having to go up and downstairs every 15 mins to the only bathroom.

    If you don't get parking, where would you park?

    If you don't have an en-suite, where do you poo/shower/whatever?

    Which sounds the most inconvenient to you?

    Ensuite is nice to have, lack of parking is a right royal pain in most areas.

    En suite ain't romantic when sharing a bedroom.
    Too much audio and olfactory stimulation.
    Spoils the magic for me.
