En Suite or Parking?

Hi There,

I need help. I am in processing of buying a flat. I have a few choices and am not sure which would help me sell the flat in the future.

My flat faces a beautiful park and there is free parking - this can get busy on peak however.

The choices are:
1. Standard Flat no parking no ensuite - £185,000
2. With Ensuite - £189,000
3. With Parking/No Ensuite - £192,000
4. With Parking and Ensuite - £196,000

I would be grateful to know if I had to sacrifice one, which one would it be? Ensuite or parking? or both?

  • Personally I wouldn't consider a property if it didn't have parking, so of the 2 I would choose parking over an en suite. En suite is nice, but not essential in my eyes, parking is a deal breaker for me.

    Never understood the attraction of en suite.

    Parking would be my choice

    I'd choose parking too. I like knowing that I have a space to come back to when I'm out rather than having an extra toilet to clean.
  • Whilst an ensuite is nice, I would never buy anywhere without parking again.

    Only you know whether one or both are worth the money TO YOU.

    Is the en-suite worth £4,000 to you? Is the parking worth £7,000 to you?

    The fancy new thing to have is en suite parking.
  • Whether or not an en suite is worth anything depends on how many bedrooms the place has and how many other people will be living there. If it's just one or two of you in one bedroom then it's pointless, if there'll be 6 of you I would see an en suite as a bonus rather than a cleaning chore.

    Depends how many people will live there and how many bedrooms. If only a two bed or a single/couple then why would you need an ensuite. Once you get to 4 bed property or more than 4 people living in it then an ensuite becomes very useful. I would probably choose parking over ensuite in most instances. But I am not averse to street parking if it is plentiful.
