    I don't like using agents and would rarely recommend them, but in your circumstances I would use an agent, at least to start off with, until you come up to speed. Also there is some distance between you and your property, do you have a local contact down there? If you haven't then it is probably worth having an agent, we use BG (British Gas) home maintenance on all our properties, for central heating and water/drains, they will come out if you or your tenant calls them, we don't use them for electrics (I used to be an electrician) or kitchen appliances (we just buy new ones if they develop faults), but you could consider those too. Joining either the RLA or NLA (I am in the NLA), I used to be in the RLA, which has its own forum for members, both are a good source of information, as both will give advice when needed.
