Reeds Rains might be more useful as they have a branch in Barnsley as well as Wakey, so you'd get a pull from both places.
When does yeour current contract end?
we didnt actually sign for a fixed time so can terminate when we want

only thing putting us off reeds rains at the time the were pushing for a £299 pack for advertising, instead of the 99 one but then again now i may see the reasoning

It looks a perfectly sellable house, but remember, it is only worth what someone else is prepared to pay for it

Just put the exact postcode into rightmove and google the street for recently sold houses on mouseprice and Zoopla
You never know how far you can go until you go too far.
  • Like people have said it is the summer period, viewings will pick up.

I've recently put my property on the market, and I've had about 10 viewings, with no offers to date. Important thing is to act on common themes why viewers haven't preferred your property.

hi no parking facility? it has a three car drive in front of the property

Do a search for the property using the filter for Parking ticked and your property does not appear in the list.

My mum was selling an eight bedroomed house set out over four floors with two kitchens, three bathrooms and four reception rooms. The number of viewers whose feedback was that they didn't realise how big it was amazed us. People need to visualise the space.

as the rest of the 3 beds by that builder on the street

Buyers will be looking at a far wider area than a single street. Your competition lies with what other properties are on the market at the same time.

This is a beautiful home. Although personally, I think the wall tiles in the kitchen are very individual and would put me off buying.

I think that some of the comments with reference to room size could be managed by having some furniture in the property. Our eyes makes rooms seem smaller than they actually are.

I think this property could well do with some 'staging' for sale.

Whether you change or not, for goodness sake have some decent pictures taken and plenty of them.

Its all been said here I think.

No parking, no rear garden, no 3rd bedroom, no dining area, no landing area.

Could you not negotiate with Reeds Rains about reducing the price if you come to them. :)
  • I feel your pain! We have been up for sale with Kendalls since the end of May and only had 2 viewings after being told when we signed up that they had had over a hundred people looking for a house like ours. Obviously wasn't expecting majority of them to want to view but still very disappointing. Spoke to them about how we could generate more interest and was given little advice apart from asking what we wanted to do. Frustrating that we are paying them to carry out a service but yet they wanted us to tell them how to sell our house.

Interestingly enough we also have floor plan and measurements but our first viewer said the house was bigger than it looked on the pictures and second viewer said they thought bedrooms were smaller!

Other people had commented about the sheer volume of houses they have on their books, and whether they could spend enough time on each property.

In the end we decided to change EA's, just waiting for the final few days of the 2 weeks notice to finish and then our new EA will take over and hopefully prove more fruitful!
