Check recent sold prices of similar properties nearby, or post a rightmove link to your property and posters here will advise with their opinion.

house down the street went for 115k earlyer in the year
house joined on went for 90k at auction (due to owner having to go to australia so needed quick as possible plus they bought for 40k)

  • Summer time is not the best time to sell, with school holidays. It normally picks up now in Sept and Oct, but then declines again around Christmas. I think your house is lovely, and I think the price is fair. My house took 4 months to sell and that was in Spring, so hang in there perhaps the next 8 weeks will good for you.

Give it time, it will sell. It's perfect for first time buyers.

First viewer: didn't think it was worth the money and it didn't give them the feeling they'd like to live there.
Second viewer: the third bedroom would take a single bed and nothing else.
Third viewer: as above and the second bedroom is not much bigger

Sometimes people have to walk around a property visualising how furniture would fit in, a floor plan doesn't give that same sense.

As Belindadav has posted, height of summer is not a good time to expect a house to be snapped up, people are on holiday, having barbies, chilling out. Things may pick up at the end of the summer.
People may be put off by no parking facility, and this -

It's hard to visualise that when a house is empty.

There is no picture showing that, and absolutely no mention of it in the description. Looking at your property listing, I would assume there is no parking. This would definitely put me off and I wouldn't bother viewing.

Have a word with your estate agent.

The picture of the front of the house doesn't really show the parking and there is no mention of it in the description.

Also the street view takes you to the wrong address, mulberry place, which is a few streets away and to be honest looks like a council estate which may put some people off. See if your estate agent can get this changed as I looked at street view originally to check out the parking situation.
