Thanks for the birthday wishes! I am not sure what has happened with time this year...its disappearing!
My laptop has gone kapupt, this has meant its no longer convenient to pop on here, my new job is still hard work with lots of learning so pretty tired and still trying to learn about canine massage which is also time consuming and hard work!
Mortgage wise things have pootled on as they were!
August shows us at: £162,702.45
This is 83% LTV
This is fantastic news and put us on target for next years aim of £156000 and 80% LTV.
Except, we have been reevaluating our plans this past week. We think it is a safe bet the house will be worth £210k from the £195k we paid, based on general inflation and work we have done modernising decor, outdoors etc. My dad is going to speak to his friend who runs an estate agents to get his opinion. If this was the case we have already reached the 80% mark. We are then looking into whether it would be good to stop the overpayments and use that money for other things at this time. Namely we want outside patio'd and a fire installed, as well as the driveway being completed and finishing painting the other rooms, namely upstairs bathroom and kitchen/dining room. The money will be earmarked for home improvement hopefully ensuring we will be over the required amout at remortgaging next year. We may also use this money to pay off the credit card and pay off some of the car loan.
It doesnt sit well with my MFW brain, but at the same time I realise the house needs some moolah spending and actually this could help with mortgages in the future!
I would plan to send small OP's across once cancelled!

Thanks Kittenkirst, your too kind! I have my laptop back, cost £25 to sort out and the fan wasnt actually broken just full of dust etc so will be catching up more now!

The patio is complete! It is huge! Does seem to open the garden up and once we get some furniture it will soon look more user friendly!
I am going to start non spend days after this pay day- well on the 1st of next month, would seem weird if I didnt do it on the 1st?! Also, trying to think ahead for birthdays and Christmas or I am going to have to well dip into my savings which are definitely depleting...I am saving £125 into a 5% saver, but am also having to use my savings so counterproductive!
So far have my Dads birthday next week, he wants some plants for his pond, so nice and simple. In October its my nephews, no idea what to get a 5year old boy?! My mum and besties birthday is also October, bestie is getting a sushi session at the well known chain, well she will if they get back to me, awful customer service so far! And I am getting my mum a charm with a lovely picture of my sister and I!
Hubby's birthday is 23rd Dec so need to start thinking about him...

I don't feel good having not OP...its hard to get my head around!haha. Patio does look good and is better for drainage, we dont have a mini pond outside the back door which we normally would!
Hubby is working away a lot which sucks, partly because I enjoy his company but also because I am out of the house for up to 10hours with my commute to work so dogs are alone way more than I want, my friend comes in to take them out at lunch time but this is at £10 a day, totally worth it but I love my dogs and don't like how long I am away for!

So thought I would jump back here to let you all know, after some sums and a chat with hubby, I have sent an OP of £154.05 so that will drop us into the 161's! Hurray!
We are hoping for quotes for the fire soon, thats the next big thing. We are also looking at tiling the kitchen walls, hubby is hoping we can do this ourselves! Scary but happy to have a go! Weather definately means any work that needs doing has to move inside!
Next year we are hoping to put a large wildlife pond in the field, it will encourage more wildlife including bats, we have had a toad in the garden twice in the last week! Dad has a large pond liner so hoping to nab that and then will need to hire a digger as will be a big job!
Might be back later once I have worked out credit card debt and the car loan!

Wow my goodness, almost missing a year! Lots to catch up on, including a re-mortgage to a fixed rate for 5 years and we have added some new additions to the house (not human!)! I will be back on (I promise!!haha) to update properly when I have more time!
