    well, personally i'd go for the cheaper one as it has a loft job. that would save about £35k. add that to the £61k saved by not buying at the peak off the bubble and you could really call yourself a money saving expert!

    Just a few short posts ago Rodney Place was the poster boy for the HPC in the 'stow. How quickly your bias abandons all contrary evidence. That £61k exists only in your mind.

    The good news is when you do buy you'll just be able to announce you've saved £x off the 'peak' to protect your brain from the awful truth.

    If your OP prediction was anywhere near correct a ropey hole on Rodney Place would be neither here nor there.

    It did make me laugh though how you mocked the 'old put up the price when a house won't sell trick' and it was sold STC a few days later.

    Have you reviewed any of your previously posted Rightmove links to backtest your logic?

    If that rotten hovel goes for anything near the asking price (setting a new record for the area) even you might have to consider that prices didn't peak in April.
