    like i said, you lost all credibility with your assertion that the LR figures have a two week time lag.

    Again, and pay attention this time, I did not make that assertion. I stated that the Land Registry figures are not lagged at all to completion, just that they are not available immediately. I also stated that the typical lag between exchange and completion is one to two weeks, and dismissed your assertion that a sale completing now is representative of the market multiple months ago. None of these things are sufficient for someone to lose all credibility. Such inaccurate and disproportionate accusations are a clear sign that you can't actually legitimately dismiss the argument.

    You've conveniently overlooked that the evidence I have introduced into this thread has been consistent over the broad scale and right down to the postcode level. Even the street level.

    Well done for completely ignoring the question pertaining to how to actually measure "madness" in a market too. That's either classic troll behaviour right there or a fantastic tolerance for the cognitive dissonance denial causes.
    If you think of it as 'us' verses 'them', then it's probably your side that are the villains.

    i haven't been to a viewing since early may.
    looks decent.
    tottenham hale is a bit of a pain if you commute during the peak, though.
    i reckon this would've been around £275k october last year and would have achieved £400k around april after a bomad bidding frenzy.



    I think last October I could have got this for about £290-300k, not £275k as it has been fully modernised to a decent standard and also has 3 double bedrooms AND an upstairs bathroom, I would have definitely bought it last year without a shadow of a doubt.


    I think I will keep my eye on it and if it doesn't sell, I may consider having a look at it.

    i used prime london as an example of how one section of the london market has peaked.

    It looks ok but it doesn't fit my criteria (apart from the last one), which is:


    In Tottenham Hale
    Within 10 mins walk of the tube
    3 double bedrooms, allows prof sharers, who don't like single beds
    Period (not ex council)


    I think the other one at £360k is better value.

    And if I mention it everyday at least five times a day for another few thousand days without a break I am sure to be right.

    I will probably be back in the next month or so if I have another lazy stay at home sunday, just to catch up with some updates and brilliant advice on some of these boards. Lets see if you can shock me with something original and new, won't be holding my breath though.

    And if I mention it everyday at least five times a day for another few thousand days without a break I am sure to be right.

    i do think some of the posters here are estate agents trying to ramp up the market.
    its clear that buying a london property now is much better value than buying around april but these people come up with all kinds of fanciful calculations to say it isn't.
