made an offer and waiting

We made an offer on a house thats been put up for £329k but when viewing every single room needs ripping out and starting again. they have also knocked the 4th bedroom into the 3rd but they refuse to call it a 3 bedroom. The kitchen units are different colours and the appliances look like they have been in the house since it was built. The pictures do not tell the story!
Anyway we have offered £270k it might sound low but considering the amount of work involved we can't justify £329 or near. We have looked at very simiar properties done out and with conservatorys and beautiful gardens in the same area and they are around 270-350 for a really good example.
i put in the offer yesterday at 9am trying not to look too keen in case they think we can be bid up. When would you expect some sort of feedback? are they allowed to ignore your offer if they dont like it? We are quite new to this as only bought once and it was the first house we saw. Is it worth getting an independant valuation to check the current value of the property?

No you should hear back, I put an offer in yesterday afternoon & haven't heard either. I think that no news is sometimes good news they may seriously be considering it. I'm not going to call & chase.Received £2,626.00 in PPI -2013:j
Received £1400 charges - 2006:j0 -
i'm thinking that. i'm hoping that because we have half in cash and our house is paid for so we don't need to sit in a chain we can bridge it with a mortage and have a little extra for decor. Plus we didn't close our old mortgage down and left it open with them. it would be amazing if we could get it down in price. But they could be waiting on someone else to make an offer maybe? We did have someone turn up at the same time as us which we kicked up a stink about as they seemed to suggest there would be no viewings until the following week. they walked in and said its ok its our second viewing and we only want to get room sizes.Converted comper to MSE. Sounds like a very low offer and one that may put a seller off.
I personally would see you as a chancer (Thats just me).
Nothing to loose unless you had your heart set on the place.
Second viewing could be staged by the EA.0 -

By law, the EA must pass the offer on to the vendor (except in very specific circumstances).
And the vendor is indeed allowed to ignore it if they don't like it.
The EA should confirm your offer in writing to you within 2 days, but not necessarily with a response.0 -
We do like it and its the right street right house but the inside was not what we expected. they have even gone as far as painting over the lights and switches, it was rented out for 10 years at and they tried the market in 2011 at the same price but in those 10 years comparing the pictures they have done nothing to the house at all. all things considered if you were to offer the asking price it end up being more than 2 others that sold on the street fully fitted. I think they need to be realistic but thats just me. We would happily miss out on it if he wants to much as the costs would end up being to much anyway.Converted comper to MSE. just had the call. They apparently have had an offer of 295 which they are considering and have turned down our offer.
my partner wants to stick with our offer and wait and see because he doesn't beleve they have an offer grrrr.
I would rather go to our max of 280 and leave it there. but hey what do i know. i don't want to enter a bidding war eitherConverted comper to MSE. Thank you for all your answers!0 -
tell them 275k and you can move fast no chain. see if they bite lol
if they do also demand its removed from market.
if they don't just move on lol0 -
Can I ask why did you go and look at a house 50k over your max budget anyway? In my opinion you have gone and seen a house that is beyond your means and are going to end up disappointed.0

its not, we have cash and no mortgage once ours it sold totaling over £300k. we are being realistic about the costs of repair and the value it would be worth when fully repaired we can go up to 350k if the house doesn't need improvements if the right house comes alongConverted comper to MSE.
