    I suspect it is price.

    For the same price as yours there are other properties in the area which look larger, including at least one 2 bed, and one 3 bed semi. It looks as though other 2 bed properties, and those marked SSTC, are on for closer to £100 - £105K.

    The other property in your street, which seems to be the same size, is on for £2K less than yours, plus it has a much larger garden, no massive bank to the side, and it has a separate kitchen rather than open plan, which I think a lot of people prefer.

    looking at yours, it is very well presented, but it looks extremely small, and the lay out doesn't appeal

    I think getting the agents to review their measurements would be a good idea, as they are very inconsistent at present on the floor plan, but I doubt that is what is putting people of, it's just a minor irritant!

    Do you mean in the front garden or across the road like the houses in the streetview view? If the latter, is your space numbered with your house number or is it in a row of un-numbered spaces which anyone can park in?

    Photo wise I would make a few changes.

    Front of house, remove the bins.
    Garden, is the grass on a raised bed? It looks very bare and weedy between the grass and fence, remove tools from the bottom of the garden.
    Take clothes out of the washing machine.
    Bathroom, more than one angle would be ideal, remove cleaning products next to toilet.
    Second bedroom, remove stuffed animals, washing, toilet step etc. The bed needs to be dressed, out a nice cover on the duvet, with toys etc removed it won't look like a little girls room.

    Thanks for all your feedback, the house that sold for 10k less was a rental that hadn't been touched since it was new (12 years old) it wasn't in good condition at all and had no conservatory? I realise these points don't automatically add 10k but we did want yo try at this price.

    I think we will approach another agent, and try to relaunch at a new price with new photos. I'm worried about the property going 'stale' as it has been on the market for 5 months now.

    At this price point 10k is a lot of money. Purely on face value I would think - the value a conservatory adds is neglegible and I would not expect huge issues with a rentals condition given that it is 12 years old therefore the big jobs such as roof etc plus modernity or kitchen and bathroom will be acceptable. 10k is too much of a jump on what I would expect to be cosmetic issues. On top of this the other house was end of terrace and with a better situated garden.

    I would think, given how well you have kept your house, price is the issue.

  • For the most part, the listing seems fine; there are some small issues with some of the photos as others have pointed out. Perhaps if that was sorted out, it would change the listing from "hmm, I might view this house" to "I definitely want to view this house".

    But, let's be honest, the listing is mostly fine and it hasn't sold so the issue is the price.

    looks clean and tidy an ideal starter home for a young couple or single looking to get on the property ladder, don't know the area but if it was where i live it would be gone in a flash at that price, good luck
    If i knew the answers to all the questions i wouldn't be on here :p
