    There are ALOT of new and nearly new houses in Blaydon and I would say the large estate at the top of Shibdon bank is nicer IMO, it has more of a privately owned feel rather than rented out feel (bit snobby of me but there you go).

    Also the embankment - to me that just says floods. Did you see the new houses they built half way up Blaydon Bank, the terrace ones that are 4 bedroom? They are built on a raised bank and it collapsed in the heavy rain just before they were finished last year. I'm surprised the end house didn't collapse (I'm assuming OP that you live in the house you have asked about and know the area!)

    Also don't be taken in by estate agents overpricing your house, my friend had her Blaydon house valued recently at £83,000 and when she said she was unhappy with that the agent said he would advertise it at £110,000 if she wanted! I think they are gambling on the house price rises hitting the North East soon, no sign of that yet though in most areas so alot of houses appear to be overpriced.

    I personally still wouldn't touch it with a bargepole just due to that embankment. Writing this in High Spen watching the rain still steadily falling...

    I don't think the pictures have anything to do with it not selling as you have said you are getting viewings.

    I think it looks lovely - the kitchen is fab and artificial grass would be a selling point for me as I had it before and love it!

    Have you had any offers at all? Even low ones?

    It will just take the right person to see it and feel it is right - I know that doesn't help much though - sorry!

    Its not too small.

    Viewers of a 2 bed terrace aren't expecting a huge space. They're expecting a nice little property.

    The house would be too small for me, with 2 kids but as a ftb pad it perfect. The kitchen looks top notch.

    The only things not to like would be the positioning of the property relactive to that bank.

    The only thing you can change is the price, check it against other similar properties near you. You may need to be a bit cheaper due to the bank.

    Or at least one who knows how to measure!

    The lounge measurement is incorrect, it's a metre wider than the kitchen and bedrooms.

    I think some of the comments on curtains, size of house etc are getting a bit carried away.

    The last house of the same size sold for 10k less and was an end of terrace with better placed garden.

    Open plan lounge/kitchen a huge no no for me but then I wouldn't have viewed it if I saw the pics first so I don't know.
    It's someone else's fault.

    The front left side of the house looks as if there is/was a water overflow issue as there is a whitish vertical stain. Perhaps clean that up a bit or viewers may think you have a leakage.

    its a small 2 bed house with a very bad ground floor layout on at exactly the same price as a 3 bed and with no scope for anyone to add value to it. The colour of the curtains or the order of the photos is not going to alter that fact

    compare yours to this more traditional one, which do you expect people to buy?
