Any advice how to generate more interest in this propert?

  • The listing is totally fine other than the fact that there is no floor plan. A floor plan is a must. However, you still haven't had any viewings, so it's got to be the price.

    Thanks for all the kind comments, advice, constructive criticism etc. all has been taken on board and given me some good idea's.
    • Floor plan has been drawn up should be on Rightmove today or tomorrow.
    • "Offers over" has been removed and price slightly lowered to take it under £140k
    • I'm going to go to a garden centre at the weekend to get a few pots and add some colour
    • If the weathers nice at the weekend I'll retake a few external photos with the pots. Weedkilling had already been done, just that the old photo needs replacing.
    • Also redo the picture of the driveway to show it with the gates open.
    • I'll declutter and retake some internal photo's.
    Regarding the car, rather ironically it belongs to the estate agent who took the photo's, there's not normally a car parked there but a net curtain could be advantageous for the future.

    Looks to expensive to me.

    Seems to be a massive amount of choice within a 3 mile radius (Bit large I appreciate).

    Its been a very good market for the last 6 months.

    I trully do not think the listing can make that much difference.

    "Basically we had a sale fall through on the 25th July"

    The market has changed since the offer , people are no longer fearing getting on the ladder.

    Tesco have very large pots of in bud chrysanthemums (yellow, russet and purple/pink) at £4.80 each (20% off £6).
  • So which one is your property? In street view, all the properties appear to have white pvc glazing; yours is brown.

    Might put people off. Or is it me :)?

    I have these in a large pot by my front door. Yellow is supposed to be good for encouraging customers!
    I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:
  • Disagree about offer over. If the price is low enough it is a very good way of getting people through the door. Say you are at 450k and will accept 420-430 but not getting viewings. Drop it to offers over 400 and you could well suddenly get a flood of people with a 400 budget who think they will get a bargain. Once they view hopefully you get 2 or 3 interested at the same time and once interested they will go above 400 back to the 420-430 level. I did exactly this recently. It can work very well but offer over needs to be quite low.

    I also did this selling a flat, and it worked really well. It made it more visible in rightmove, got people through the door, and they liked it enough to offer what we wanted.

    I think it depends on the property, as my flat was so much nicer when viewing than what you could show in a photo, which was reflected in lots of viewer comments.

    Street View is a few years old as the windows were put in in 2010, the brown (or something like rosewood???) was the preference of my wife (then girlfriend) who actually owns the house. Unfortunately this isn't something we can alter without going to great expense!

    Thanks for the Tesco pots information, I'll try and take a look tonight.
