Add floorplan, take a better picture of the bathroom and put all the garden photos at the end of the listing.

A floor plan is a must. Also try and clear as much clutter off sideboards, kitchen surfaces etc. better bathroom pictures are a must also.
Maybe have an 'open house' weekend? A lot of agents do that, to try and get as many viewings as they can over the 2 days.

Am I right in thinking you are trying to get circa £140K for your house when the most recent sales for the similar types to your house have been around the £120K mark?
Why did the sale fall through? Was it because their lender didn't value it at what you're trying to sell it for?0 -
What is the point of Picture 11, a drive with cracked concrete, different coloured fence panels, the rather boring side wall of the house and a garage door?
A lot of people prefer white pvcu doors and windows.
But it is a 3 bed semi, like a million others, and it is difficult to make it stand out. And at that price level, it's not worth investing a lot into trying to make it look different.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
Thanks again for the responses. To answer a few questions -
The properties sold around £120k both needed work doing, there was another around £110k a few years ago that was a repossession. Next door sold around Easter 2013 for about £137k, the house at the end of the street (extended to have extra bedroom and extra reception but no garage) sold for £168k earlier this year. The repossession and the last two don't appear on recent sold prices for some reason.
The reason the last sale fell through - bit of a long story, our buyer had mental health issues, money was in court of protection with council who gave the ok to buy, buyer took a turn for worse and council would no longer allow her to buy.
Electricity thing in next door garden - there isn't one. Which photo do you mean and I'll clarify what it is.
Can't do much about the windows I'm afraid!

as someone else said before understanding the position of the garage is difficult without this photo and it was only when I saw it that the layout made sense .
I also notice next door has covered over that area to make a car port. That would be a potential add value plus point for me0 -
It looks very well presented. Other than the floor plan, and possibly losing pic.11, it looks OK.
Could you take a 2nd pic. from the front of the house with the gates open to see the garage? that way you'd show where the garage is and how the layout works, without the rather depressing photo of the driveway and nothing else.
