Any advice how to generate more interest in this propert?

Basically we had a sale fall through on the 25th July, the property was remarketed straight away. Since then we've had nothing, no viewings, no enquiries to the EA, nothing. Any advice would be greatly appreciated.

    Looks very neat and tidy from the front view. Maybe a little too sterile, but really that's fine.

    Dining room looks pleasant enough, a little clutter under the dresser but again that's splitting hairs. Sitting room fine.

    Would prefer a shot of back garden without swing, but again it's all fine, just a bit sterile perhaps (or a blank canvas so you can spin both ways)

    Kitchen looks functional, if a little dated. Bedrooms fine (if one rather pink!). Driveway find. Bathroom fittings look in good condition.

    Honestly, the only real issues I can see are:

    1) no floorplan. really annoying
    2) not clear from photos what you have in the bathroom

    Price seems middle-of-the-road. You can clearly get similar estate-style houses cheaper but yours seems to be in better condition.

    Lack of floorplan definitely a problem. I found the pictures of the garden offputting. It was hard to work out what it was like and it took me some time to work out that the garage was to the side and not at the bottom of the garden. It would be better if they were together. Also I think take out the nursing chair from the baby's room - makes it look cramped.

    Drop the price?
    No interest is purely down to price 99% of the time.
    I always find "offers above" irritating and offputting.

    it's the time of year, you are now in the holiday season so there are less house hunters about

    your marketing looks fine and compares well to everything else within 1 mile radius

    Thanks for the responses so far, I'm going to phone the EA later and ask to add a floor plan. I don't like the offers over subheading as well, this was added last week when my wife phoned to drop the price from £144,950. Think I'll ask the EA to remove it and change price to £139,950.

    I'm also thinking about new pictures, although the bathroom is quite difficult to capture due to the size and layout.

    Yes, definitely get rid of the "offers above". It is infuriating for buyers and suggests a seller who will mess them about.

    Your pictures aren't actually too bad by the way. Almost any house listing has flaws in the photos, yours are better than average.

    Remove the swing and add some large planted pots , to add colour. (Back and front)

    August is always quiet in the property market. I agree with you plan on price - I hate 'offers over', in England it has an air of 'we're overpriced but desperate' about it. People want to knock you down, not offer more than what's advertised. I'd even put the price higher than put 'offers over'.

    (By the way, the presentation of it is lovely - we can all see things we'd change in other people's houses, but the package is a good one. Pots aren't going to make a difference and they often look contrived).
