    didn't i point out (using about 10 examples as evidence) that houses are coming on the market for less than the previous one sold for on the same street?

    No you didn't the houses were not the same. A house has just come on market in my road and it is £50k more than last asking prices.

    its mommy and daddys equity that has evaporated, not theirs

    You're incredibly surly and hostile today, I bought my house with my own hard earned money, don't know of anyone who has been funded by "mommy & daddy", Must be the crowd you associate with :)

    so the houses which are currently NOT selling at prices lower than the previous house on the street sold for are actually going to sell above their current asking price?

    Asking prices are over £100k more than selling prices, yet the average sold price is 96-99% of the asking price. Clearly a lot of houses won't sell unless the price is cut which is what we are seeing. Sold price keeps rising.

    Ignoring your miniscule sample size and the fact that anyone could find 20 sstc properties that have gone under offer for more than any others on the road in 3 minutes...

    This doesn't mean that average sold prices will fall.

    If I sell 4 apples for £1 on Monday.
    And 1 apple for £2 on Tuesday.
    And 1 apple for £1.50 on Wednesday.

    Are average sold prices going up or down on Wednesday?

    No ones saying that I think most of us have already said we expect prices to fall back a bit, it's just that you can't read to much into rightmove data.
