how many months behind the curve is this data?

Is it more or less accurate than the daily asking prices on rightmove that you are so enamoured with.

    its also a tad confusing
    according to the bbc
"Although there was a slight fall in the rate of house price growth between May and June, the ONS said it was too early to say whether this indicated that the housing market was starting cool."

    don't have one, really
    although
conflicting data from lagging indices is consistent with a market topping
falling asking prices is a sign of whats happening now
and lead indicators like the falling share price of home builders is a sign of whats to come
having said that i notice FOXTONS is experiencing a nice little dead cat bounce at the mo

I sincerely hope the worst for you lot.

this is how i felt about the middle class couples that were outbidding me using mummy and daddys money at the beginning of the year
now i just feel sorry for them
well, i feel sorry for mummy and daddy
its mommy and daddys equity that has evaporated, not theirs

Actual sold prices are in a league of their own with regards to accuracy.

haven't we been through this already earlier on in this thread?
didn't i point out (using about 10 examples as evidence) that houses are coming on the market for less than the previous one sold for on the same street?

so the houses which are currently NOT selling at prices lower than the previous house on the street sold for are actually going to sell above their current asking price?
