The only time 81/1 is listed in sold properties is 2006 so I'm not sure what you are getting at.

81 comes up for 2004, same block different flat? How much different though? Extra twigs maybe, more magnolia, just a little bit "special", who knows.

    so far.

Anyone would think winning was what everyone in the BTL game has done.

Its what mortgage sellers want you to beleive.

Its what the housing market course sellers want you to beleive.

    It isnt true for many..

Perhaps it isn't true of many, but we are not responsible for their finances, only ours. It isn't so much what others believe, it is what I know, and that is that we now have more than we can spend before we die, so we will be retiring quite soon.

    That doesn't mean it's worth the same 81/3 sold for £86k in 2005, 81/11 sold for £110k in 2006.

It is worth what someone is willing/able to pay/borrow for it, and as your examples from the link show, we have reached a Tipping Point, a point of weakness in the UK housing market.

So you admit that you have no idea what that flat would have sold for on 2004 I would suggest less than £69k.

I lived just outside London before I first bought in the 70s I was earning a lot more than the equivalent of £26k and had to move 20 miles further out to buy.
so you would have to move a LOT further out now.
