    I feel so at home here, and despite everything that's happened, I've never once considered moving away.

    Beanie, Chev, Buffy - so nice to see you!! It feels nice to be back properly, rather than just popping in and out, and not really committing to saving money.

    I can't put together a full SOA at the moment because there are too many things I just don't know, but I will start with the basics and go from there. I need to make a start, and there's no time like the present!

    Epic ramble number one:

    So, my biggest plan is to reduce my housing costs and gain some stability.

    I'm renting now, which is costing me £800 per month. :eek:

    There are positives and negatives about renting, but at the moment, for me, owning my own property would be preferable.

    Mentally, it would feel good to be back in a similar position as I was in before a sociopath conman (oof, I'm still so bitter :o ) ripped my life to shreds.

    It would be cheaper month to month, even taking into account fairly large interest rate jumps. There's obviously repairs and maintenance to factor in, but paying less will mean I can save up a pot of money for emergencies, which I can't at the moment.

    I have savings available now for a deposit. I think because money is so tight while I'm renting, my savings will slowly dwindle, and that would be rubbish.

    Pros and cons, but the bottom line is that I really WANT to own my own house.

    My salary isn't high enough to get a mortgage for a 3-bed property, so my idea is to start with a 2-bed. My son definitely needs a room of his own, so I'll share with my daughter. I've seen a great bed with a single bunk on top for her and a double on the bottom for me.

    For guests, or occasions when I need a bit more privacy ;) I'm also going to have a sofa bed/futon in the living room. That will give me a 'flexible living space', as housing magazines put it. :)

    I've been scouring Pinterest for small-room decor ideas, and I feel quite excited about it. My tenancy agreement ends here in October, but it will then be a month-to-month contract which I can end with 2 months' notice (I think). So I plan to stay here until the new year (when I'll be more sure about job security), and then start looking.

    I'm keeping a close eye on property websites already though (does anyone else LOVE looking at houses even though they're not buying?), so I'll know the local market well by the time I'm ready.

    Check the build quality of those carefully. When I had a futon, it bent so much when slept on, it would no longer fold back up. Well, not without a bit of friendly persuasion.

    There's also a feature on Rightmove (if you've registered) called something like "Home Ideas". It lets you collect pictures into collections.

    I've avoided using it, as "Carpets so awful they're banned by UN treaty" isn't really what it was intended for...

    Looking at property !!!!!! is apparently a national thing. But good idea on getting to know the local market.

    Zed, I don't hear 'Ye Ken?' a lot here, but I had a client from a different area (Tayside) who said it every other sentence, and for the first couple of appointments, I really did wonder why he kept calling me Ken. :)

    Yes, very geographically restricted unfortunately, but I live in one of the more affordable areas anyway, so buying a 3-bed within my budget would only be possible if I moved somewhere a bit...rough. :o:o
