    What does your inventory say regarding the dishwasher? It's an important document for things like this.


    It's not as neat as a built in one but don't think it looks bad at all, I'd be surprised if you got anywhere with requesting a built in one.

    I do not feel (fine, call me a snob), that the rent I am charged is fair for a flat of this (now) quality.

    I rented a high end, high spec flat. Something I pay a lot for, something I am very proud of. I keep this flat spotless and every three month inspection gets absolutely top marks... they say, "We have never had a flat that is kept so well before."

    I feel like I am being ripped off, as this flat is not worth that rent any longer - and they're raising the rent soon to boot!

    As far as the comment as to the inventory, I am looking into this.

    OP, I understand that people's opinions of 'high end' are different but from what I can see that is a basic kitchen, there is nothing very special about it to me but I understand there is to you.

    NOTE if your contract runs for 9 months then your rent cannot go up for 9 months!!

    So did the landlord refuse to allow you to fix the dishwasher for £35? Unless the lease stated that integrated appliances would be replaced with integrated you will have to put up with a perfectly normal kitchen. If you really are that picky about having appliances on show then maybe it's time to buy.

    It isn't at all like putting a ka door on a BMW, it's more like replacing a chrome gear stick head with a plastic one.

    When I replaced my integrated dishwasher I found plumbers that wouldn't touch an integrated one and companies that would charge a lot more to install it compared to stand alone as well as a longer lead time.

    That could be why he decided to go for stand alone rather than integrated.

    Also - how old was the dishwasher? Could be that the parts aren't actually available any more - that's happened to me too. The one company who said they could supply them finally admitted after two months that they couldn't.

    Yes, anyone can post a picture of a dishwasher in a kitchen. I can see it doesn't have a cabinet door. But I fail to see how that can be described as "embarrassing" or "disgusting". Hence I think this is a spoof complaint.

    If you are really troubled by the appearance of your kitchen, then you need professional help. But I doubt you're the OCD type. Otherwise you'd have cleared away that clutter from the draining board. Oh and they level-arch file on the worktop. You should be ashamed! :rotfl:

    So why not just but your own property? That way your tastes etc.

    I also read you are stuck for 9 months so can't move put anytime soon, but also about rent being raised, if that is the case they cannot increase the rent while you are in a fixed term/contract.

    Quite shocking that the hand soap isn't in a dispenser, not very classy at all!

    OP your rent cannot be raised for 9 months.
    Your LL provided a functional replacement presumably within a short time scale
    Your flat is very obviously not high end otherwise that kitchen would be genuinely high end, it isn't, although your rent may be?
    yes you can complain and be a nuisance, expect not to have your tenancy renewed in 9 months time as a consequence as you appear to be a tenant who is best replaced

    I am not being nasty but the kitchen isn't as high end as you seem to think, its also not bottom range. I don't really see how the appliance ruins the kitchen as dramatically as you say. If you didn't want the non integrated appliance fitted then you could have suggested fixing the spring yourself or had a nice looking but non working appliance! If it really bothers you, see if you can get a carpenter round and ask if there is any way a door can be fitted to hide the appliance behind. But it will cost (probably half the cost of the appliance depending on how much it will cost for the door). But if appearances are that important to you, perhaps it will be worth it?

    You do have a working dishwasher, and that's all the LL needs to supply.., possibly not even that depending on the contract.

    Personally, I am one of those who doesn't think their hands will shrink if exposed to soapy water for 20 mins, and prefer to do that than stack bacteria medium crockery for a day in a fetid appliance lol. I also bought a very similiar white looking appliance in my formally all chrome appliance kitchen because it was what I could afford at the time, and it was more important to have a working washing machine than that it looked nice. Even if it did make me feel 'yuk' everytime I looked at it. I had more important things to do with my life than spend time worrying about it lol!

    I thought you said you kept your place spotless.

    Its a very mid range contractors kitchen (looks like Howdens Greenwich Gloss Cream). There is nothing high end or luxury about it. The dishwasher looks fine, absolutely fine.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
