Landlord replaced appliance with an inferior one.

    On the face of it, it seems odd that the landlord decided to buy a brand new appliance rather than fixing the existing one for £35.
    Perhaps he did repair it but moved it to another property...

    If you complain you might get some goodwill compensation from the landlord.
    However, it does not seem to be happening.

    Therefore, I think your options are:
    1. Move on. At least you have a brand new, working dishwasher.
    2. Spend a lot of time and effort to argue for an uncertain result.

    Treating you like filth isn't terribly fair (even if it is actually correct) but they are correct in that you as the tenant are not the agent's customer. The landlord is. They cannot compel the landlord to supply you with an appliance which you think is cosmetically appropriate.

    If that's truly how you feel you should vote with your feet, give notice and find something more suited to your needs.

    I think that there are lots of really personal responses here, which are childish. I think the OP is asking a perfectly reasonable

    If I rented a top end apartment with integrated appliances and gloss kitchen units, and I was paying for that finish, I would expect that finish to be maintained.

    If someone permanently damaged your carpet in your living room, would you want your insurer to cover it with a rug or replace the entire carpet?

    Is agree that some of the replies are unnecessary but I think they are a gut reaction to the OPs use of language in describing the new dishwasher.

    If he/she presents his case to his LA or LL in this manner I am not surprises he gets a poor response though I do agree that he has not got what he originally signed up for!

    What does the property advert or inventory say? If it says integrated dishwasher you probably have a case.

    Keep all correspondence factual and professional as you can see by the responses on this thread that descriptive language results in unsympathetic reactions and assumptions about you. Always put things in writing.

    Well there's a slightly bigger picture to that. Since the tenant is paying the landlord for the privilege of living in their property they could at the very least be considered a customer of the landlord's.

    The landlord is paying the letting agent to manage the property, and therefore is a customer of the agent.

    It's reasonable to suggest that some of the rent is probably going to towards the agent's fees, and to give the landlord an easy time it's useful to keep the tenant happy which being unhelpful, rude and obnoxious to them is unlikely to achieve.

    The tenant may not directly be the agents's paying customer but they're still a customer since they are after all paying for a property being managed by the agent.

    Yes, the post is real.

    The dishwasher used to look like a cabinet, I tried to post a photo but as a new user I am not permitted to do so. I'm happy to supply one.

    I feel that many have not taken this seriously because they don't feel it is important. Understood.

    I did not have (and do not have) the option of fixing it myself or replacing it myself. The LL and LA already knew the machine was not working, so there was no option for me to do that.

    I did not say to the LL or LA that it is disgusting, etc. I told them that it is not the same standard as the flat when I rented it. I have told them this is unacceptable.

    This analogy may be a bit extreme, but if you were leasing a BMW 5 Series, the door had an electrical failure, you brought it in and they said, "Sorry, you're stuck in a lease and can't easily get out, so since we have you over a barrel, we are going to replace the door with a Ford Ka door."

    I cannot get out of the lease for another 9 months.

    I do not feel (fine, call me a snob), that the rent I am charged is fair for a flat of this (now) quality.

    I rented a high end, high spec flat. Something I pay a lot for, something I am very proud of. I keep this flat spotless and every three month inspection gets absolutely top marks... they say, "We have never had a flat that is kept so well before."

    I feel like I am being ripped off, as this flat is not worth that rent any longer - and they're raising the rent soon to boot!

    As far as the comment as to the inventory, I am looking into this.

    Nevertheless, thank you for the replies... they'e all appreciated, regardless.

    Your analogy is wrong - it is like leasing a BMW 5 Series and having the air freshener replaced with a cheaper one! Unless you are suggesting the dishwasher was central to your contract, do you spend hours admiring it each day? :p
