Thanks everyone for your replies...
I had a good chat to the EA on Sat morning and over the weekend set about de-cluttering and 'dressing' the house... we are having new pics taken tomorrow so they should show it in a better light...
We've decluttered the whole house a bit more, put more stuff in the shed (esp kids toys etc) and generally given the place a spruce up - more plants, more 'dressing' esp. in the bedrooms and kitchen... so it all has a bit of a House Doctor feel to it but looks more of a blank canvas.
Outside I've thoroughly brushed and cleaned the back garden so only good pots/plants remain and moved the table... will have tea lights etc on it... out the front are some new big pots with plants in - I can't do a lot with the concrete out the front unless I embark on a big project - but off road parking in almost unheard of in that area so Im hoping that will swing it!
Oh, and we've also dropped the price to £169,950 in the hope of attracting a different 'band' of buyer rather than putting in a new kitchen...
Any more advice welcome - we will just have to wait and see what happens now... :rolleyes:0 -

Have decided on another 2 weeks with this agent - then will think about looking at another one with a fresh approach...

Hi - just seen the pictures they're certainly better on the whole - soft focus is great for the main bedroom.
Main photo - is that a building site on the left of the picture - might be good to crop it out.
The living room looks basically the same from memory (perhaps smaller!).
Picture 9 - spare room or was that the photo you took to sell the guitar or bed on ebay? - it's not really a photo of a room (sorry) should swap order with 10 which is easily the best picture of the lot IMO - that bedroom could easily sell the house. The spare room has a portable wardrobe which might lead buyers to wonder if there is enough storage space in the house: can you get rid of it to a friends or self storage while you're selling? Bedside tables and lamps would be good in the spare room to make it look furnished.
Garden - can you hide the washing line and base? Ideally swap the bench table for seperate table and chairs.
I think you should probably keep the kitchen photo in perhaps drop the spare room if the EA has a limit of 5.
Finally can you re-number (or better still name) the pictures, 5-10 begs the question what were 1-4.
Hope this doesn't sound like too much on top of what you've already done.

I think it does look better - the arrangement of the pictures is better, your garden looks greener and I'm certainly less frightened of the colour of the house
; it does fit with the street scene.
You've got a lovely floor to show off in the (master) bedroom; could you take the rug away? I always get rid of my rugs for viewings as rooms do look bigger without them.
I think you will attract more viewers at the new price also.
But the quality of the photos is awful! People pay professionals to take photos for catalogues etc, do EAs not realise that they are also trying to sell something?! :wall: Why EAs can't invest in bit of training or at least a decent camera, I don't know.
It's not the end of the world, the pictures can be seen, but do you have a digital camera that you could take some better pictures, make your own decision on what constitutes a decent picture and email them over to the EA? You do wonder what you pay for.Everything that is supposed to be in heaven is already here on earth.

Good point about the photo numbers - the EA took all the photos and chose the ones that went onto the website...
I agree that the spare room does look a bit odd with the guitar there - not sure on the angle of that and why he chose to take it that way...!?
The living room photo is different in that it doesnt show the dining room end any more - I wanted them to show the fireplace a bit more...
I think it might be an idea for me to try and take some better photos - we have a digital camera so will try it out - Im sure we could get some better shots and name them more appropriately.
On the plus side they did manage to get the photos done yesterday afternoon and all the websites changed for this morning...
Apparantly they have me on their books as a 'true vendor' - someone who is motivated to sell! We have made a big effort over the weekend to sort the house out some more so Im hopeful we will get some offers soon - fingers crossed.

I would def have a play about with taking your own piccies as you can spend time taking them again and again till you like them. The front of the house looks so much better and it shows much more space.
I would def try some bedroom pics without the rug - it'll make your floorspace look bigger.
I imagine that the term 'true vendor' is their code for someone who'll make em suffer if they dont do their job lol.

It looks better now, despite the poor quality of the pics. Your EA should have used wide camera lens and turned the lights on. If you can, take your own pictures and remove rugs and rotary line. The garden is still a bit of a let down for me, I wouldn't show a picture of it if I were you. I am sure it looks greener in person but from that angle you see a lot of concrete IMO.
One more thing, make sure that the EA tells your buyers that the price was dropped because the kitchen needs updating, otherwise the buyers wil still try to knock down money for it.

I'm willing to bet I've becoming a bit of a pain for them - but that's how I like it! It is telling that everyone in the EA branch now knows me by name and comes over for a chat - at least they dont run out the back when they see me walk in yet :rotfl:
