Can you help? House not selling

Hello everyone,
I could do with some advice... our house has been on the market for 8 weeks now and we've done well with viewings so far - 15 in the first 7 weeks but no offers... the feedback from the agent has been all positive, which isnt much help to me really!

I suppose what my question is, is should I spend more money on improvements to the house - i.e. the kitchen is quite old and could do with updating - or should I lower the price on the house.
No one has mentioned that the house is too expensive - it also has off road parking, very unusual for the area.
No viewings in the last week or so so things are obviously slowing down - can you help?

Its weird what can spoil a house we went to see one last week it was a very nice house except it had one side garden that was virtually in accessable and the othe was on a 45 degree slope and the street was hard to get out of if your a timid driver which my misses is.
We couldnt tell any of this untill we saw it in person but it looked great on rightmove.
Basically - for the price it did'nt tick enough boxes0 -
Houses are just like anything else --- they are only worth as much as a buyer is willing to pay. What you've discovered in the last 8 weeks is that 100% of the people who've been to see your house don't think it's worth £177k.
Spending more money on the house might help, but it depends why the viewers didn't buy --- if it was because the kitchen was old, then obviously updating the kitchen might help. The problem is that we don't know why they didn't buy. You may find that you spend £££ doing up the property only to find that people aren't buying just because they don't like the location.
If you have no way of finding out why your viewers didn't buy I would suggest a price drop is the easiest way forward. But it depends how desperate you are to sell. There is probably someone in the world who would pay £177k for your house. The question is, are you willing to wait for that person to find you, when there may be 100 people willing to pay £160k and probably billions of people who would be willing to pay £1k!

Have you had feedback from your agents what did the viewers think?
Some people will naturally say "drop your price" what are other properties round your area on for? Have you checked what others have sold for locally with nethouseprices.com
I also wonder on a 3 bed property why no pictires of the bedrooms or the bathrooms?:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

I think I need to go and speak to my agent to get some honest answers - why people arent putting in offers - we have had a couple of 2nd viewings and even a 3rd viewing but still nothing.
I agree that additional photos should be available, they did take them and I approved them but not included...
There are several houses in the same road for sale but they are either bigger 4 bed ones so on for more, or similar sized houses without drives on at slightly less - people dont want to pay any extra for parking?
I think I need to go through the house being more critical again - I will go and speak to the agents tomorrow and ask for honest feedback rather than being fobbed off.
I suspect we need more of a 'wow' kitchen since the rest of the house has been done up a bit more... and a slightly lower price.. though we took the mid ground valuation wise...

i dunno what it is, but ur kitchen looks very blaaaa, perhaps its how the photo is taken but perhaps you need to inject some life into it. What about new doors and drawers or pretty handles or something?
Are other houses in your area selling ok? or is it something to do with the location?0 -

Yes, the kitchen is a bit 'blaaaa' - we havent ever done anything to it so relatively cheap units and we just painted over the awful yellow walls with magnolia paint - a quick fix when I was pregnant just to make it liveable...
I was thinking of just replacing the doors etc but to be honest if we decide to do anything I think we need to replace the whole thing. It does have a new floor though which is a start...
Other houses in the area are selling, it a relatively popular area at the moment as prices in other parts of Cardiff are so expensive.0 -
I think it looks ok, all I would do would be to put some colour in the garden as it does not look very appealing at the mo to sit in.

Perhaps people are looking at the blaahness and factoring in what they'll have to pay to get the house how they want it - and that combined with the asking is too much, especially if similar houses (even without parking) are going cheaper. The parking is a bonus in your case, but the work needed could be negating the parking. There's no sense in your doing up the kitchen or other work as the buyers will likely change it anyway; it would make more sense to make it as presentable as possible and lower the price to make it competitive.0

I don't know if it's any help, but I'm househunting at the moment & have noticed that when a house needs a new kitchen and/or bathroom the agents state in their blurb that the property offers opportunity for a buyer to update to their own taste. Sometimes it's actually stated as ' a discerning buyer'
None of the pics used are showing your house in it's best light. The off road parking space could perhaps benefit from a couple of shrubs in pots to make it look more appealing, same with the garden as it's looking a bit like a concrete jungle.
Mind, if you're getting viewers in then the photos are not exactly having a negative effect, but if there were at least one of the bedrooms shown & a decent picture of both living & dining area, it's not going to do you any harm.The bigger the bargain, the better I feel.
