house is on market had buyer but she bailed out since mortgage rise not had any we have had 4 viewing in all what about companies that buy your house so you can get a move sooner rather than later(fed up all ready)0

You got some great advice here, I agree that the kitchen could do with a revamp, aslo the boiler is a bit of an eyesore, I would put it in a cupboard if possible, also add some pots/colour in the garden.
What do your bedrooms look like? The are a good size, why isn't your EA showing them?0 -

get the old pressure jet out on front & rear gardens and as said a few potted plants.
if anything i'd lower price rather than buy a new kitchen, the kitchen is liveable as is, so people will deduct the cost of one as seen fit.0 -

Seriously, front pic. shows that the garden has been 100% sacrificed and the concreted over back garden isn't too child friendly for a 3 bed.0 -
The house looks excellent value to me - but living in Edinburgh with high prices yikes!
I have bought and sold a couple of properties and always employ the "House Doctor" technique. Clean, clean and clean again, de-personalise (not too many photo's postcards, kids pictures etc). Tone down colour schemes - maybe you could put a coat of magnolia below the dado rail in the loung/dining room, also remove the pink place mats! Sorry don't mean to be critical but apparently the potential buyer needs to be able to visualise themselves and their stuff in the house. I would also like a couple of photo's of bedrooms and a bathroom.
The garden is fab - a really good use of outdoor space. One last tip have something living in every room whether it's a pot plant or fresh flowers.

Perhaps that's it - with you moving away the road will be going downhill.
I'm not sure if anyone else has said but lightish coloured shingle/gravel on the front drive might dispel the concrete jungle feel and could do the same in the back garden especially if you had gravel outside the back door turning to grass up to the shed. I agree with Doozergirl about the burgundy at the front but the rest of the row is the same so changing might make yours look the odd one out and I don't think it would put off someone who is genuinely interested.
Otherwise looks ok to me, I wouldn't spend more than £750 on house doctoring it. Don't panic someone will snap it up I'm sure.0 -
If you got someone in to move the boiler and gut the kitchen how much would it cost? 10K maybe, try dropping the price 7K in the last two weeks with the EA and tell them its their last chance before you go to another EA.0

As someone looking at the moment I strongly advise not shelling out for a new kitchen. Two of the properties we have looked at had new kitchens, one we would have to pull out and start from scratch again because the counters would be too low for us and the other was done in horrible green/black tiles (a taste thing I agree but one I would not want to live with however new the kitchen was)0

Just stating the obvious, (and repeating what's already been said) but your house needs to blow away all others in the same neighborhood and price bracket.
I wouldn't spend money doing the house up... if the kitchen needs doing, offer a 2 or 3k "kitchen allowance" or something like that.
You know what to do if all else fails.0
