That would certainly maximise the amount of S facing garden - which is a good selling point. However, which way would you have the windows of the new house facing? I don't think they'll let you build the new house with windows overlooking the side patio of the existing house.
Bedroom 4 would be the problem, main 3 would be on the back with bathrooms/stairs on the front and it is upstairs that is the issue with overlooking.I think....0 -

I think it would be further N with its S wall level with the N wall of the Merryfields property and with its garden to the S and front garden/Parking to the N leaving the existing house with a side patio to the W and its garden also to the S. However given the ages of the developments there may also be issues with covenants etc.
Far too many overlooking issues. The 45 degree angle rule exists for a reason.
I'd draw a line between the nearest two corners of the existing houses and make that line form the front of the house. The windows face NW and SE. It's the best hope of maintaining privacy and keeps a clean building line.
I'd dowload the title register plan. It's hard to see where the Merryfields neighbours boundaries are. It could all be conceivably owned by them against 'your' boundary.Everything that is supposed to be in heaven is already here on earth.

Having a quick look on Google... the M access looks as if it might be a long/private driveway. It looks like an original road, where somebody took out a side side garden and built round the back.
So that might be a non-starter.0 -

DG (or anyone else) think we could knock down the garage to the N and use it as access for a second detached property to the S and W of the existing with the plot split N/S into two?
Why no pictures of the kitchen or bathroom? Suspect it is in need of refurbishment.
I wonder if a better way of adding value would be a 2 storey side extension, removal of the staircase in the middle of the main reception room, a bigger kitchen, replacement of dodgy upstairs study room....I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
