Sorry to resurrect an old thread, but can anyone advise of the costs they incurred by getting RTM or the outlay for buying the Freehold?

The cost of the freehold depends on how much of the leasehold is left. If it's inside 80 years the seller can demand marriage value, if it's more than 80 years it's just the net present value of the ground rents.
When I bought the freehold of a flat 10 years or so ago, just before the 80 year watershed, the cost was £1500 for the freehold itself, about £500 for the legal work and about £1500 for the freeholder's legal work. The freeholder charged us as much as possible, as this was her last ever chance to rip us off.
The benefit was instant - we were previously charged £1500 a year for buildings insurance, and after we bought the freehold we couldn't find any quote worse than about a third of that. I think we paid about £300 in the end, so the insurance saving alone refunded the freehold buy in a couple of years. We went of course from 80 year leases to share of freehold, which adds value too.0 -
Hi, I've recently bought a leasehold property and with no bill or account breakdown received a barely literate letter demanding the service charge that is apparently overdue as I've not paid a bill that I've never received. Two weeks later a letter advising of legal proceedings to take possession of my flat. Are these people insane or dangerous? They seem to be purposely my attempts to contact them to arrange payment on receipt of a fully itemised statement of account. I'm considering instructing my own solicitor to head this off hopefully and then contact other leaseholders to try to go for RTM and Freehold. Has anyone successfully done this and can you suggest a good solicitor who will know how they operate? It's actually quite intimidating the way they operate.0
