Has anyone had any dealings with a property management company called Eagerstates, and specifically, has anyone tried to go for RTM or buying a Freehold off them? I'm thinking of doing so, but their reputation is a bit scary. Cheers.:eek:

Yes - you are right to be concerned but you should definitely go for the RTM to get away from their ludicrous charges. There really should be a full-scale investigation into Eagerstates and similar companies who exploit every possible loophole and charge the maximum possible amounts of money while providing either minimal or no services. But, in short, with the correct legal advice you will be able to get at least the Right to Manage and I would strongly advise you to do this unless you are looking to sell in which case just get out.

It'll be worth it in the end!

I saved £500 in my annual share of the building insurance in the first year after our house got the right to manage.

Assume you'll have to go to LVT and it'll be easier on your mind - because you will.

Then when you've gone through the buying of the freehold too you can have one long party knowing you are free from them for good!

I would love to say how I really feel but I'll save it for when I am totally free from them.

They are toxic.

Don't go for RTM, buy the leasehold. That is the only way you will get rid of them forever.

Have a HUGE party...we all did. All the owners and friends in the 3 flats of our house partied in the garden. A barbecue, champagne, loud cheering saying !!!! OFF Eagerstates, Esther, Joe, Danni and all the other creeps in your hideous family. The only sour note is how they are still screwing leaseholders across the country. My, the law needs revision.

Hi, came across this forum as I am also having problems with these delightful people. Has anyone ever asked them from evidence of insurance costs? They provided me with all other receipts within 24hrs when I requested, but have stalled for over a month (over the legal limit) when it comes to insurance. I fear that they may be hiding something. Grateful to hear if others have had similar experiences. You should require them to show you the insurance premium for your block just in case!

Yes - I have been having the same problem. I first asked for a receipt for the insurance paid by my flat in Jan 2016. All I can get is a letter saying what the premium for the building is. No response when I ask how much is actually paid to the broker for my flat - I suspect commission and management fees are deducted first by Eagerstates. We have now obtained RTM and the insurance premium is very much less.... Look carefully at all your service charges before paying. They do a Fire and Safety survey each year which is not necessary; they charge for an emergency line when not required by the lease etc etc. If you go to the Tribunal website and look for cases in which Eagerstates have been involved you will find a huge number.

Myself and the other leaseholders have had the most horrendous experience with this company and are proceeding to terminate them managing our building ASAP. It cannot come soon enough!
Please everybody do the same and if you are thinking of using them DON't. From the beginning they have been awful, the contractors they use unprofessional, expensive and they charge us a management fee on top of the annual fee to send a few emails to arrange works- ridiculous!
They are completely unreasonable and their answer to everything is no. The freeholder also owns the managing agent company - what more can I say - profiting from us all as leaseholders to provide an appalling service.
It's hard to believe the law allows set ups like this to exist and that this company is still in business!

Hi all,

Unfortunately myself and the flat below are also managed by Eagerstates and we are at the end of our patience. Currently looking into buying the freehold but both of us have little experience in this area. If any of you can offer advice on companies that helped you do this, resources, ways to try and overcome Eagerstates costs in the meantime.
They have just sent us an invoice for exterior work which I know isn't needed and we said we couldn't afford but we will now be enforced to be paid despite our protestations I expect as they never back down.
Why hasn't someone done something about them??

Forgot to ask, when you approached to buy the freehold did they accept or was it a painful process? And how reasonable were the valuations?
