Why isn't my house selling?!

    It bugs me that 2,3 and 4 are all of the same room. Can you not get one picture that captures the whole room?

    But price, what are you looking to get out of it?
    Don't trust a forum for advice. Get proper paid advice. Any advice given should always be checked

    I have had a look at your house. I am in the process of buying a three bed semi at 155. I would have probably viewed yours if it was priced right in my location.

    I have looked online and I can see that the most recent three bed detached house on your street sold for 136K just over a year ago.     I would then conclude that the property is very overpriced. If you have invested heavily in the property (improvements) then it may be worth stating this on the advert.

    The photos look amateurish and aren't very flattering. From looking at the floorplan your living room looks quite big, but the way it's been photographed showing different corners of the room makes it look tiny.
    I have to agree with other posters who have said the wallpaper is a bit dated. It's all a matter of personal opinion and while a lot of people won't be put off by it, perhaps painting over it in white or another neutral colour would broaden it's appeal.


    Another thing that struck me is that the garden doesn't look very child friendly. That gravel would be pretty painful to all over on and you couldn't play on it barefoot or sit there. You've got a decent size garden, and it seems a shame that it's not more, well, garden like!
  • Wow, I looked at the price and thought it was a bargain, but I live in the southeast where you can not get a bedsit for that money. However, where you are it is not priced too competitively and the decor is out of date I am afraid. Good luck

    It's not that bad but ...

    The lounge does look small. Even with 2 sofas it doesn't look like there's room for 5 people to sit down. The pipe boxing (?) between the fire and the window makes me think I can't fit furniture in there.

    Dining room - is it wallpaper or applied decals/stickers? It looks hard to decorate over, anyway.

    Big bedroom - the fake pine built-in wardrobes put me off, and the surrounding joinerywork looks rough.

    Study bedroom - the desk needs to be better lit (or the photo exposed better) so you can see it's a desk with space for computer etc.

    Bathroom - no shower. That would put some people off.

    From the other comments though it sounds like you've been hard at work to get it to this standard though.
    A kind word lasts a minute, a skelped erse is sair for a day.

    It does look better than it did. You've depersonalised it and it's easier to see the space. I still can't get my head round why all agents don't use a wide angle lens.

    I think you've some what you can without spending real money.
    And I also think you should be applauded for your effort. The proof, however, is in the pudding! Good luck with it :-)

    Me too ! I was looking for the voodoo doll knife block ( it looks cool :))

    Thing for me is all the wall paper and need to repaint ( if walls good enough ) ..... I'm also from greater london where prices are stupid - so looks mega bargain to me - good luck
