    To recap,

    Your house was up for sale with agent A for price X for a year.
    Then once up for sale with agent B it sold immediately for the same price.

    Didn't anyone use rightmove etc. in that first year and see your property?

    Yep the house was on Rightmove, the pictures for agent A were quite poor compared to agent B, sold at original asking price.

    Hi. Will offer some thoughts....

    Although in midlands village, we put our house on 6 weeks ago for 225k, nothing for 2/3 weeks so reduced it to 210k. Have now had 8-10 viewings but no offer so far.

    As we really want/need to sell (and as market may change again soon) we have just changed to OIEO 200k. EA thought that even if folks had 200k to spend, they were only searching up to that and not just above. I would deffo say put yours down to 200k at the very least.

    Although ours is a large 3 bed detached it also is having compete against the tiny 4 bed new builds. We think we will be lucky to get what we paid for it in 2005! Good luck :)

    Looking at the OP's house I would say if I was looking for a 4 bed detached I would be expecting a bigger kitchen and more living space.

    We are in a 3 bed now and have simular living space. We intend to covert our garage to a 4th bedroom for eldest teenager, but if selling would market it as 3 bed with extra living space.

    I would agree though that if you have had no viewings at all it shows people are looking at it and dismissing it straight away. This usually means on price. Sorry.

    Having looked at the floor plan, is this how the house was originally laid out or have you made changes.

    It just doesn't work for me and I struggle to see how it is going to work for anyone, what is your target market ?

    Old people have mobility issues, the steep driveway and footpath will turn them off straight away.

    Families won't want it, not enough bathrooms and bedrooms on different levels make parents nervous.

    Young Single/Couple, they have better alternatives for cheaper.

    Flooding concerns are a big issue with everyone now, you have a new estate opposite that doesn't seem to have much greenery to absorb any rainwater, if the drainage fails it looks like its all coming your way.

    The new builds may not be detached but they are the way I would be going.

    I'm afraid the steep drive and steps would put me off even looking a the house, having to negotiate that every day would be a massive no.

    They made changes, It was a 1 bed bungalow before their grand designs to turn it into 4 bed family home. Hence the tiny rooms, lack of bathrooms, dining table squashed in the kitchen, etc

    It shows, the floor plan is a mess.

    Surely when doing this kind of work you have to think about how the house will work now and in the future.

    It could be redeemed but is going to cost money and will result in less bedrooms.

    There are things you can change, there are things you can't change.

    The things you can change include rearranging the upstairs bedroom furniture so that it doesn't make the rooms look like the headroom's minimal - the bunk in the pink room, especially.

    Calling the office "bedroom four" is just a mickey-take, and is only going to disappoint people who view the listing actually wanting four bedrooms. If you've got kids stacked in bunks (especially with so little headroom) in the pink bedroom, but still use that as an office in preference, then you KNOW it's not a viable bedroom. So why try to sell it as such?

    The things you can't change... try to minimise in the photos. Looking at the height of the risers on the steps by the drive, it can't be as steep as the pic suggests - get them to re-take it to minimise the effect, maybe without the car in shot. Or just bin that pic. Other than tickling the photos, there's only one thing you can do to mitigate the things you can't change... reduce the price...

    I'm going to differ from everybody else on the layout. I don't have an issue with it - although I'd like to see a hallway photo, so I can see how much space the stairs take out.

    Remember - the pics and details are to get people interested enough to view the place for real. The fact you've had no viewings says that they don't think those pics and details are good enough for the asking price.
