    No viewings in four months - it's the price. Nothing else.

    If it's on at the right price, you'd still get viewings even if you had a single, badly taken photo of the house followed by 28 of the EA's a**e.

    If you're in London, the single photo of the house isn't necessary.

    I used to live in Malpas and have sold 2/3 houses there, your problem is price. I'd say asking price of 199k might get you viewings and expect offers around 175-180k. Actually, thinking about it maybe even market at 190k, still seems expensive for area though admittedly it was many years ago I lived there.

    The other problem you have is the road layout, you need to go north a fair way to go south to get onto the motorway to Cardiff, and Malpas Road is a nightmare in the morning. I know you don't have any control over that, though. You also say that you aren't overlooked and that there's parkland at the back, the photos really don't show that at all.
    Good enough is good enough, and I am more than good enough!:j

    They have one room which looks to be 2m x 2m at best, which trebles up as a bedroom, dining & study. ROFLMFAO!

    "Looks to be" isn't the same thing as "is". That study/dining-room/4th bedroom is nearly 3m x 3m at 9' 5" x 8' 11. And it isn't "trebling up" it's and either/or. I'd be listing it as study/dining-room and certainly not as a fourth bedroom. That's a three bedroomed house and there's no getting away from it.

    But back to the original query: it's the price.

    There are a couple of things which haven't been addressed, like the table in the kitchen preventing the cupboard doors being able to be opened and the top bunk-bed appearing to give absolutely no head-room. I'd also question why someone would think it a good idea to hang a kitchen cupboard in right front of a window.
  • Well, the floor plan is progress even if none of the other issues have been resolved.

    I had similar problem re being told my house was over priced and I should reduce by £10k for "inadequate parking and insufficient boiler" I was on with the first agent for a year, had 6 viewings within first 4 months then nothing for 8 months. I received an awful service them, they kept saying it was my fault it wasn't selling I needed to install a combi boiler and new gas fire "as buyers want energy efficient homes these days", they allowed people to get into my bed, one of the viewers broke my central heating system, which they denied they touched plus broke off the front panel of my gas fire, they turned up with viewers with no notice despite me making it very clear I wanted to be informed of any viewings. I finally sacked them in October and went with another agency, my house sold on first viewing within a week at the asking price. My advice is to go with another agent, the fees were double to the first agent but well worth it, seems the agents that work on commission try much harder to sell your home. I live about 2 miles away from you if you want the name of the agent let me know.
