On paper (apart from the location) your property is precisely what I'm looking for.

Here's why I would discount it:

No floorplan. With "non-standard" layout, a floorplan is essential.
Only one loo for four bedrooms is RIDICULOUS - although you do have a separate bath and shower, which is fabulous.
No dining room. I want somewhere (not in the kitchen) where I can have a nice Sunday lunch or whatever, that isn't in front of the telly.
Can only fit one car on the flat bit of the drive.
Headroom in the rooms with the bunks looks tight - even if temporarily, could you put the "master" where the bunks are and vice versa?
We may not have it all together, but together we have it all

Looking at the photos, it felt cramped and claustrophobic to me. I was surprised that the garden was big as the previous photo of the garden made it look small. I may have stopped looking by then.

Could you have a Saturday Open House Event - that may tempt some people in.
:heartsmil When you find people who not only tolerate your quirks but celebrate them with glad cries of "Me too!" be sure to cherish them. Because these weirdos are your true family.

Would you consider the house if it was marketed as a three bedroom house with a dining room?

and the other agent because he compared our house to a 2 bed, poor condition house further down our road which had sold cheaply as it needed work and said "people do research so you might as well drop the price now to save doing it later"............

    ................any suggestions?

Go back and apologise to the agent who told you 'as it is' and ask him to sell your place.

.......and next time remember not to use an agent who just tells you what you want to hear.

No viewings in 4 months means only one thing. The Price is way to high.

Other things are just playing at the edges. Its only the price.

O think you would be better having it advertised as a chalet house / chalet bungalow. A lot of those looking specifically for bungalows will be thinking about accessiblility, either immediately or in the future. Someone who is looking for a bungalow so the don't have to cope with lots of stairs is likely to be put off b the really steep access outside.

I have to say, that I would be put off by he drive and path being so steep, concerned about access when it is icy and wondering whether there is a risk of flooding in heavy rain.

Also, if you market it more accurately as a 3 bed property so that the living space and bedrooms are better balanced, you've effectively got a 3 bed house with the bathroom and one bed downstairs, rather than a true bungalow.

the photos do make it look very poky and cramped - if that's not accurate, then you also need better photos.

I would echo what others are saying - a floor plan is essential!

Lots of comments about there being only one bathroom - I wouldn't get too hung up on this. I just sold my 4 bed house for full asking price after only 48hrs on the market (£30k more than any house had previously sold on my street) and it only had one bathroom! It depends what is usual for that area/style of house!

i think it is a nice, clean house.

the reason i would not view it is the drive
is it really that steep? or is it a bad/lazy photo?
am sure a better picture could be taken to at least get people through the door.

i was wondering how you get into your kitchen cupboards with that table there.
it just makes the kitchen look smaller - i would take it out.

the beds in the pink room look single rather than double.
    bad pic

i would turn one of the rooms upstairs into a grown up's room. This way parents could see themselves next to their child/children's room.

    good luck with the sale.
