    You missed my point that basically when you said the clause meant "f all" you had, in fact, no idea, so perhaps best not to be so positive.
    Especially since if you research the topic a bit you will see that the starting position is rather that such clauses are generally valid unless there is a statute to the contrary.

    I mean that ANY clause in ANY contract can be argued to be invalid, under contract law, and unfair terms. The court decides if the terms are fair or not.

    You mean that the law overrides a private contract? yes thats correct, and the courts would need to decide.

    As i have pointed out, and am happy to research links for you. The LL is responsible for the safety of Gas and Electrics in his/her house. I dont think its necessary, as we both know this.

    That responsibility cannot be passed onto the tenant. Maintaining these appliances therefore falls on the Landlord, to ensure they are safe
