    A hob is adequate whilst the ll is looking at the problem, I did not say anything about not permanently having an oven.
    This is my opinion, a little knowledge from experience.

    Yes, as a temporary measure, but the OP was suggesting that the LL had not bothered with previous repairs, so was not expecting the oven to be repaired.

    Q, What do you base this claim on?
    A, It's based on the contract, please see my first post, the bit where it says LL's have a responsibility to repair faulty electrical & mechanical things.

    A hob complies with what act specifically? A contractual obligation has been established. A temporary lack of oven is acceptable, however, the LL has shown previously, that his definition of 'temporary' can be more accurately interpreted as 'permanently'.

    I wouldn't call that a free cooking tip! More like a fire hazard!

    Install your own oven then when you move take it with you/sell it. I would do.

    lol, its what I have done.., but kept the original oven in the shed so it can be reinstalled when I move out. Mind you, its huge but thankfully I have a large shed.

    An inventory doesn't have to cost anything other than a bit of time & effort; it's just a list of items that the LL and tenant agree to as being supplied. (usually it will also include a statement of condition too)

    If the landlord is prepared to waste his hard earned money on expensive letting agents fees (which is where any additional cost may occur for an inventory) then he doesn't strike me as someone that "likes to save as much as possible"

    The whole point in taking the oven when moving out is so that it can be sold to recover costs that were paid in rent for maintenance that had not been carried out, no good giving it back to him.

    This is the LL's first time renting, so that's probably why he went with the letting agency, however he did say he wished he hadn't, because they were charging him for all sorts of silly things, that's why he refused their inventory check, I presume he made his own list, or trusted that I would not trash the place.

    He is definitely a guy who likes to save money, or else he would have paid a professional to come and fix out boiler immediately, instead of getting one of his friends to bodge it, same goes for oven. Yes, we all like to save money, but when your tenants are paying good money for a service, you damn well better provide it!

    I would happily do this, as long as the LL agreed to reduce our rent so that I could buy one.

    It is an offence for anyone except an GasSafe qualified engineer to carry out boiler repairs.
