Yes don't worry about the boiler, we were issued a Gas Safety certificate along with efficiency ratings etc.
My point was simply that the LL cannot get things done properly.
Thanks for your concern though, I have installed a carbon monoxide alarm next to it just in case.0 -

I agree, it's about the time frame.
Here is the link to Shelter's procedure for getting repairs done if your LL won't do them.
The information on Shelters website says that it is possible to have the repairs carried out, and then deduct the cost from the rent, but because I have an Assured Short-hold tenancy, I can be evicted more easily, and that I should seek further advice.
So I have been in touch with Shelter's local advice center, they said that I would need to come in for a chat, the only problem is that they are an hours drive away. However, in special circumstances, a telephone appointment could be made, in the mean time, they gave me a 'one-off' advice line to call, the advice line said that because it could be a complicated matter, that I should call the local advice center to book an appointment.
Their website also provided me with a local citizens advice bureau that is a 15 minute walk from where I live, I have arranged to go and speak to them tomorrow, so I'm looking forward to that.0 -

So, I went to my local citizens advice bureau, who provided me with a template letter of how to kindly ask my LL to do what is expected of him. I was happy they gave me help writing the letter because i'm not very good with words. I sent the letter to his house where he and his wife live, and when his wife opened the letter, she yelled at him to get his @$$ down to that house and get it sorted! He actually turned up with his wife and a new oven
. Also last week I has some issues with my garage door, again he and his wife showed up within a few days and had it fixed, my LL (and his wife) have done a great job and i'm glad he has seen the error of his ways, no doubt because he got a good telling off!
