Unfortunately, as others have pointed out, your flat suffers from a number of drawbacks that may put prospective buyers off viewing (whether or not they really matter so much once you're there): above an arch, only bathroom/toilet through bedroom, opposite primary school, not a very desirable location - and so it would need to be a fair bit cheaper than other properties of a similar size in the area in order to attact interest. I haven't done any research myself, but from other replies it would seem that it's priced at the top end of the market, and I think that's your answer.
Personally I wouldn't waste time and effort on "dressing" the flat or getting better photos taken, as it's pretty clear that you aren't in a position to sell it for its current market value. Unfortunately you bought at the very height of the market and it's now worth a lot less. I think you need to find a way to hang in there (rent the flat out?) until prices recover to previous levels, which could be years from now.0 -
What a lovely quirky flat!!! I love the way its built over an arch. Heating would not really be an issue, there are ways around that I prefer to see a home that is on the market that is full of magnolia and sparsely furnished. Less furniture means I can see more of the flat.
With regard to having a school opposite, that would not deter me. Have lived next to them in the past - it is nice to hear the children playing during breaktime. Its really quiet during school holidays and weekends.
The gates would not bother me.
If it is on a busy road, then yes, that would be a definite no no for me - no matter how nice the flat is and how good the price is!
Continual rental would be a good option at this time.0 -

Everyone seems to agree that the price is wrong.
Since you don't live near the property, rather than 'dress it' I would be taking all the furniture out and selling it that way.
The rooms aren't a bad size and the en suite bathroom shouldn't be a deal breaker.
Left empty I believe it would look much better. At the moment my eyes zoom to the furniture (which to be frank, is pretty naff).

One of the normal advantages of a first floor flat is that downstairs does half of the heating for you.0
