Three months on the market, not one viewing

I think the title says it all.... can anyone help as to why I'm not getting any viewings at all on my property?

I put the property my i bedroom flat on the market at the end of February, at a fairly hopeful price of £90,000 (which three of the four valuations I had priced it at). After no viewings in a month I knocked it down to £85,000, then after a further month with no viewings I took it to £80,000, below which I can't go any further.
The property seems to be pretty well priced (see link below for the competition), so where am I going wrong? The advert seems fairly good to me although if anything is badly wrong let me know. The estate agent seems to be professionally ran and came with recommendations, but I'm coming to the end of my exclusivity period so need to be thinking about changing.

With no viewings at all, I would suspect price. I could criticise your pictures as not very cheerful - the place doesn't look lived in - but I don't think that would explain absolutely no viewers.
I don't know the area at all, but I might be more likely to view this one than yours, as its £20k cheaper. For around the same price, there are a few houses like this.0 -
Looking quickly, there ARE three other 1 bed flats in WV1 atr a similiar price.., they have all been on the site longer than yours.
So I'd suggest that the price might still be too high for a super quick sale. There are other WV1 1 bed flats for sale for a lot less than yours. They may not be as nicely presented, (although the unmade bed, mismatched furniture won't help you get a high price) but if I wanted a WV1 1 bed flat I'd want a good reason to pay twice the price of other flats. Your flat isn't providing that reason I'm afraid0 -
You could ask the EA to arrange a new set of professional pictures and take down the listings on RightMove and Zoopla, then reupload the listing with the new pics. That way it'll come up in people's alerts as new on the market which could hopefully generate a bit of interest.
However from my experience as an estate agent, it pretty much always does come down to price, if the price is right, you'll always have interest.
Although, from looking on RMplus at what you paid for the property, I understand why you might be unable to drop the price.

The pictures look dated like they have an aging filter on them.
I take it the property isn't lived in. Could you brighten it up for new photographs with some bright cushions, make the bed, a bunch of flowers etc?
It looks very bland and beige at the moment.0 -
Pic 1 - which one is for sale?
Pic 1 - 1st concern is noise from vehicles/people passing through archway under the flat
Pic 2 - OK, bit bland, put a vase of flowers on table etc
Pic 3 - oh dear, those kitchen tiles
Pic 4 - over exposed and emphasises the lack of homely feel
Pic 5 - stark
Pic 6 - bland and unloved, looks like a furniture store room
Pic 7 - I'd want a proper floorplan
Street view - noise and traffic from school opposite?
All fixtures and fitting look very basic Argos/B&Q cheapest
No effort has been made to 'stage' for sale.
TBH I'd only look at it if the price was right for a BTL. Even assuming an optimistic £375pcm, a purchase price of £80,000 would give a yield of 5.6% which is nothing special.
To my mind, 1-bed bought at peak of market in Sep 2007 is a £65,000 property now; for just a smidgen more than OP is wanting you could get a modernised 2-bed terrace with outside space - http://www.zoopla.co.uk/for-sale/details/320515450 -
Taking a quick look at the pictures, a colourful bed spread, possibly coloured curtains and a few pictures on shelves would make it seem much more appealing.0

I agree, it feels bland and depressing. Neutral is good, but there's nothing I can see in the pictures that make it stand out. Maybe brighten it up with some cheap coloured vases/nicknacks.
Also, your flat is above a drive through with a gate, that immediately makes me think 'Oh no, I'm going to be waking up every time a neighbour comes home at 2am' and I would also have concerns about heating issues with there being nothing underneath the flat.
On the positive side, the size of the flat seems to stack up well against the competition.0 -
I'm really surprised no one else has mentioned the rapid drop in prices.
Zoopla and I'm not sure about rightmove list recent prices, so when you do something like drop 10k in asking within a month in two lots of 5, that's going to put off a lot of people, some people who are new to the game, may think if I buy it, what if the value is dropping? And then people in the know will think either there's something wrong with it, or might even think bargain, he's lowering the price! But most will think the first.0 -
It looks cold. If you don't live there don't stage it badly just leave it empty. The TV is old and doesn't give the idea that it is a luxury/batchelor/single persons house they wouldn't gave an older CRT TV. It looks a bit dated due to the furniture there.0
